Facilities Manager

SUMMARY The Facilities Manager is responsible for maintaining all facilities to include furniture, fixtures, and equipment (FF&E), mechanical systems and equipment, kitchen equipment, electrical, plumbing systems, and the heating, ventilation, and air conditioning (HVAC), in good repair and in good working order. Facilities Manager will manage, train and motivate team members within the Facilities department. Responsible for the overall direction, coordination, and evaluation of Team Members in the department.

All duties are to be performed within the guidelines of the organization's policies and procedures, tribal regulations, and all federal/state laws, as needed.

ESSENTIAL DUTIES & RESPONSIBILITIES
1. All Team Members must embrace and deliver Kiowa's Guest Service Standards to every Guest on every shift, as outlined in Orientation, the Team Member Handbook, SOP's, and any other related training.
2. Ensure an exceptional level of service and satisfaction is achieved throughout the properties, exceeding the expectations of external and internal Guests alike in a timely and effective manner.
3. Responsible for the efficient and good working condition of all mechanical, electrical, plumbing, HVAC, septic systems and lighting.
4. Ensures public areas are kept in "new" condition at all times.

• Maintains preventative maintenance program to ensure all facilities, furnishings, and equipment are in good repair and in good working order.
6. Directs staff to paint, repair, and otherwise perform duties necessary to maintain appearance and condition of all facilities to standard.
7. Maintains work order system to respond to maintenance requests received from other departments.
8. Ensures all kitchen equipment is kept in good working order.
9. Tracks and monitors work done by maintenance staff to ensure completeness and quality.
10. Maintains sufficient supply of parts to ensure availability in order to quickly repair equipment, facilities, and furnishings.
11. Maintains inspection process for all major mechanical systems to ensure working order.
12. Ensures parking area and grounds are kept clean and neat at all times.
13. Ensures landscaping is kept in good condition.
14. Prepares weekly work schedule for building maintenance staff.
15. Ensures proper HVAC standards and maintained which provide safe and comfortable environment for Guests and Team Members.
16. Responds to emergency maintenance calls at all times, night or day.
17. Monitors septic system (including grease-traps) and ensures proper maintenance procedures are in place and followed.
18. Adheres to all regulatory, departmental, and casino policies and procedures, and to the Minimum Internal Control Standards (MICS).19. Schedules meetings for teams, shifts, and department to set goals to promote greater progress and success.
20. Establishes clear expectations and goals for others: individuals, peers, team, and department.
21. Involves staff in planning and decision-making.
22. Ensures Team Members have complete knowledge of all casino products and services.
23. Ensures new Team Members receive adequate training to meet their job requirements.
24. Ensures Team Members know and understand products, machines, and are trained on equipment used in accomplishment of job duties.
25. Understands budgeting, forecasting, financial controls, and profit/ loss statements.
26. Maintains high visibility in the operation, manages by "walking around". Visits places of work looking for success and identifies areas that need improvement to meet standard.
27. Responsible for hiring, retaining, promoting, performance evaluations, training, disciplining, and terminating Team Member with concurrence of the Director of Facilities, Chief Operating Officer/General Manager…
