Site Manager – New Build Social Housing

Location:

Rochdale, Oldham, Greater Manchester Area
Salary: £55,000 - £60,000 + Package (DOE)
Job Type: Full-Time, Permanent

Our client, a well-established and growing residential developer, is seeking an experienced Site Manager to lead the delivery of a new-build social housing development. This is an excellent opportunity to join a reputable business with a strong pipeline of affordable housing projects and a commitment to delivering high-quality homes within budget and programme.

The successful candidate will take full responsibility for the day-to-day management of site operations, ensuring projects are delivered safely, efficiently, and to the highest standards.

Key Responsibilities

* Manage all on-site activities from groundworks through to handover.

* Coordinate and supervise subcontractors, suppliers, and direct labour.

* Ensure works are completed in line with programme, budget, and quality requirements.

* Maintain the highest standards of health, safety, and environmental compliance.

* Conduct regular site inspections and quality control checks.

* Liaise with clients, housing associations, consultants, and local authorities.

* Manage site documentation, progress reports, and project records.

* Lead site meetings and provide regular updates to senior management.

* Drive programme performance and proactively resolve site issues.

Requirements

* Proven experience as a Site Manager delivering new-build social housing projects.

* Previous experience within social housing, affordable housing, or mixed-tenure developments.

* Strong understanding of NHBC standards and current building regulations.

* Excellent leadership, communication, and organisational skills.

* Ability to manage multiple subcontractor packages and maintain programme deadlines.

* Experience managing projects from inception through to completion.

Essential Qualifications

* SMSTS

* CSCS Managers Card

* First Aid at Work

* Full UK Driving Licence
