Kiewit Building Group is seeking a highly experienced and strategic Senior Preconstruction Manager with a focus in complex healthcare projects up to $500+ million. This role is responsible for managing the estimating, budgeting, and planning phases of healthcare construction projects, ensuring alignment with client goals, regulatory requirements, and company standards. Kiewit Building Group specializes in constructing hospitals and medical related buildings and renovations, science and technology facilities, office buildings, industrial complexes, education and sports facilities, hotels, transportation terminals, manufacturing, retail and special‑use facilities and extensive interior construction with tenant improvements. Its capabilities include general construction, construction management, design‑build, design‑assist and turn‑key project development. Kiewit also provides fast, accurate preconstruction project management services.
LocationOmaha, NE or Lone Tree, CO. If candidates are not local to the area, relocation will be required and assistance will be provided.
Responsibilities- Lead preconstruction activities for healthcare and other large complex projects from concept through GMP (Guaranteed Maximum Price).
- Lead a team of estimators and engineers in large pursuits.
- Task management, strategies, resource leveling and responsible for estimate close‑out processes.
- Collaborate with clients, architects, engineers, and internal teams to develop accurate and comprehensive budgets and schedules.
- Lead teams in multiple estimates and pursuits.
- Manage and mentor preconstruction and estimating staff, fostering professional development and technical excellence.
- Communicate and present detailed estimates to project stakeholders.
- Coordinate with operations and business development teams to support proposals and presentations.
- Analyze project documents to evaluate risk and facilitate win strategies.
- Review and assist with proposals and other documentation to prepare cost estimates for other large complex projects.
- Become proficient in Kiewit’s proprietary estimating platform, “InEight Estimate”.
- Maintain current knowledge of healthcare construction codes, standards, and trends.
- Develop and maintain relationships with subcontractors and suppliers to ensure competitive pricing and reliable scope coverage.
- Provide leadership and strategy in subcontractor and vendor selection process.
- Implement district estimating programs, management reviews and activities, including company policies and procedures.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
- Minimum of 8‑10 years of preconstruction or estimating, with at least 5 years as preconstruction manager in healthcare and/or other large complex projects.
- Proven track record of successfully delivering preconstruction services for hospitals, medical office buildings, outpatient facilities, or similar.
- Ability to lead large estimates and manage multiple teams.
- Strong understanding of healthcare‑specific building systems, codes, and compliance requirements (e.g., ASHRAE, NFPA, FGI Guidelines).
- Passion for delivering exceptional preconstruction and estimating services.
- Strong communication skills, in person and virtual. Strong work ethic and self‑starter required.
- Proficiency with computers; experienced with Microsoft Office, Excel, On‑Screen takeoff, other estimating software programs. Willingness to learn new systems. Kiewit utilizes a proprietary estimating program, “InEight Estimate”.
- Strong organizational and time‑management skills.
- Ability to work independently as well as part of a team.
- Ability to work with limited instruction and implement successful action items.
- Proficiency with conceptual, parametric, hard bid and self‑perform estimating.
- Expertise in alternative project delivery methods (e.g., Design Build, Design Assist, IPD).
- Professional certifications (e.g., CHC, DBIA) and accreditations preferred.
