As a Loan Signing Agent, you will oversee the signing and notarization of real estate loan documents. You will guide borrowers through their loan packages, verify identification, ensure signatures and dates are completed correctly, and return the executed documents to the hiring company. You may perform in-person mobile signings or, depending on your state’s rules, remote or hybrid signings. This is an independent contractor position and offers a flexible work structure ideal for individuals who want control over their availability and earning potential.
Key Responsibilities- Notarize mortgage and real estate loan documents in accordance with state notary laws.
- Conduct loan signings for purchases, refinances, seller packages, reverse mortgages, HELOCs, loan modifications, and other real estate-related transactions.
- Verify borrower identities and ensure all documents are signed accurately and in the correct locations.
- Provide clear instructions when guiding borrowers through the signing process while remaining neutral and avoiding legal advice.
- Maintain accurate notary journals and records as required by your state.
- Return completed loan packages promptly through overnight delivery, secure upload, or scanback depending on client requirements.
- Communicate professionally with title companies, lenders, and signing services.
- Represent Certified Mobile Notary Service with professionalism, reliability, and confidentiality.
- Active State Notary Public commission or willingness to obtain one.
- Ability to travel locally to borrower homes, workplaces, or other agreed-upon locations.
- Reliable transportation and punctuality for scheduled appointments.
- Strong attention to detail to ensure documents are completed accurately.
- Good communication skills and the ability to follow instructions.
- Access to a printer and scanner is helpful for handling loan documents.
- Willingness to learn and follow industry standards for loan signing procedures.
Loan Signing Agents typically earn between $75 and $200 per loan closing, depending on the type of appointment, distance traveled, scanback requirements, and turnaround times. Additional fees may apply for same‑day signings, late appointments, and extended travel. Earnings vary based on availability, volume, and location.
