Role Summary
The Estimating Manager 2 will review and execute bids on multiple or more complex projects. This position will be responsible for all aspects of the estimating and bid process, from review of plans and specifications, to soliciting and negotiating prices from contractors and suppliers. All activities will be performed in support of JE Dunn’s strategy, vision and values.
Key Role Responsibilities – Core- Perform quantity survey of materials shown on project plans.
- Read and outline project specifications.
- Maintain an audit trail of the quantity survey from estimate to estimate.
- Support vendor/subcontractor pricing and bid solicitation and coordination.
- Support the distribution of plans and specifications to vendors/subcontractors.
- Work collaboratively and create relationships with a variety of stakeholders, such as project team members, subcontractors, vendors and clients.
- Gain self‑perform estimating experience.
- Gain field operational exposure through onsite project support, as opportunities exist.
- Prepare complex cost estimates for competitive bids and negotiated proposals for multiple projects.
- Prepare material and other cost summaries for quotes from vendors.
- Track value‑creation items from development through inclusion and document them in project documentation.
- Develop and manage scopes of work for all trades, including responsibility matrix, distribution of plans and specifications, and pricing, bid solicitation and coordination for vendors and subcontractors.
- Utilize knowledge of the project schedule and logistics in project estimates.
- Collaborate with operations to provide constructability and coordination reviews of project documents.
- Provide professional and comprehensive deliverables at the completion of each major estimate.
- Improve project profitability opportunities by applying thorough understanding of insurance structures, fees and rates.
- Complete review and execution of bid forms, bid bonds, etc. on bid projects including general requirements, participate in and summarize bid‑day activities.
- Apply knowledge of project schedule to pre‑construction efforts.
- Apply knowledge of subcontractor market and how to pre‑qualify subcontractors.
- Provide system analysis of building components and MEP systems and assist operations staff on project logistics, staging, phasing plans and coordination.
- Review financial risk to the company and ensure fee enhancements are within estimates, including contract risk. Partner with operations to assess and mitigate risk.
- Develop and maintain client and subcontractor relationships.
- Present and sell estimates and proposals and participate in project procurement presentations.
- Coordinate feasibility studies on life‑cycle costs of building systems.
- Lead efforts to assemble, analyze and store project cost history.
- Provide training and mentorship to others.
- Annual travel expected 20‑25%.
- Some remote work possible; job is mainly in person.
- Ability to adapt all vertical and local markets.
- Must develop and deliver training.
- Lead and actively participate in pre‑construction initiatives.
- Accurate, complete, and timely work.
- Intermediate verbal and written communication skills.
- Effective presentation skills.
- Proficiency in MS Office with strong Excel skills (Intermediate).
- Advanced ability to read and understand drawings and specifications.
- Advanced proficiency in construction estimating software.
- Proficiency in required construction technology.
- Intermediate knowledge of the means and methods of construction management.
- Knowledge of field operations through project support.
- Ability to prepare quantity surveys.
- Knowledge of Lean process and philosophy.
- Advanced knowledge of specific trades and scopes of work.
- Knowledge of self‑perform and labor productivity.
- Intermediate knowledge of MBE, WBE and SBA regulations.
- Ability to develop general requirement estimates.
- Ability to develop proficiency in Lens, Revit and/or ASE software.
- Ability to build relationships and collaborate within a team, internally and externally.
- Bachelor’s degree in construction management or related field (preferred).
