oWOW PreconstructionThe preconstruction department at oWOW is responsible for planning and preparing construction projects. Our goal is to ensure projects are feasible, reach the most value‑oriented price, well‑coordinated, and ready to move smoothly into construction.
We are currently automating our estimating tools to produce faster and more accurate budget estimates to enhance the way we work.
Position OverviewThis role exists to unify and modernize our estimating process by developing an integrated, consolidated system where quantity takeoffs, unit costs, budgeting, and bid leveling work together seamlessly.
The ideal candidate will have experience in spreadsheet management and construction estimating.
This person will deliver a streamlined, automated preconstruction estimating platform that improves accuracy and speed while enabling the team to spend more time on analysis, value engineering, and strategic decision‑making, rather than managing multiple spreadsheets. Overall we want to reduce the time our team spends per project by 50%.
Key Responsibilities- Quantity takeoff (QTO) from BIM Model (Revit)
- Unit Cost Database spreadsheet
- Preconstruction Budget Estimate (PBE)
- Bid leveling spreadsheet
- a. Quantity Takeoffs (QTO) & Estimating
- Perform detailed quantity takeoffs (QTOs) from drawings, specifications, addenda, and revisions.
- Organize quantities using CSI Master Format and/or Uni Format for estimating and budgeting.
- Assist with conceptual, schematic, and detailed project budgets.
- Track drawing and model revisions and update takeoffs and estimates accordingly.
- Document assumptions, inclusions, exclusions, and clarifications.
- b. Subcontractor Outreach & Coordination
- Develop and maintain subcontractor bid lists by trade and project location.
- Issue bid invitations and distribute drawings, specifications, addenda, and scope narratives.
- Follow up with subcontractors to confirm bid participation and address scope questions.
- Track bid coverage, participation status, and proposal receipt.
- c. Subcontractor Proposal Review & Analysis
- Review subcontractor proposals for scope completeness, exclusions, qualifications, and compliance.
- Assist with subcontractor bid leveling and scope comparison.
- Identify gaps, overlaps, and pricing risks for review with senior estimators.
- Support reconciliation of subcontractor pricing with internal takeoffs and budgets.
- Coordinating subcontractor outreach.
- Review and analysis of subcontractor proposals to maintain accurate project budgets throughout the preconstruction phase.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
- 0–3 years of experience in construction estimating or preconstruction (internship experience acceptable).
- Ability to read and interpret construction drawings, specifications, and basic Revit models.
- Proficiency or willingness to learn Bluebeam, Plan Swift, Excel, and model‑based quantity tools.
- Strong analytical skills, attention to detail, and clear communication abilities.
