This is a full-time on-site Junior Property Manager role located in the New York City Metropolitan Area, with the flexibility for some remote work when appropriate. The Junior Property Manager will work closely with the company owner and senior property manager to assist with all aspects of building management. This includes maintaining the physical integrity of buildings, managing apartment rentals, move-ins, and lease renewals, maintaining communication with Co-Op/Condo Boards and homeowners, supervising individuals, building staff, and building operations, as well as ensuring the property’s financial, operating, and resident service goals are met.
We are looking for someone that is smart and ambitious, good at critical thinking, has excellent communication skills, can engage in independent thought and outside-the-box thinking, and can take a proactive approach to all tasks.

Finally, as a Junior Property Manager, your work will be highly varied; no two days will be totally alike.
The Pay Range for this job is $45,000 – $65,000 per year.
Responsibilities and DutiesAs a Junior Property Manager, among other things, you will assist in the following tasks:
Physical Management- Management of all physical needs of properties, including performing regular building inspections, responding to maintenance requests, evaluating the physical needs of the property, formulating a strategy for resolving physical problems, assigning work to in-house staff or vendors, and supervising the completion of work.
- Review and approve vendor/contractor invoices.
- Identify and cure all building violations prior to compliance date.
- Keep buildings in compliance with all government requirements.
- Manage all service providers for buildings such as porters, superintendents, exterminators, etc.
- Provide building access to vendors.
- Coordinate tenant move ins and move outs, including furniture delivery and pick up.
- Perform basic accounting tasks such as the entering of invoices and resident payments, perform monthly financial reconciliations, and establish annual operating budgets.
- Send arrears notices to residents.
- Assist in preparing financial reports and compiling end-of-year data for tax preparation by our accountants.
- Prepare board meeting materials
- Attend monthly and annual board meetings.
- Conduct some board meetings with proper training.
- Prepare and maintain board minutes.
- Prepare and maintain monthly reports to board members and owners.
- Prepare and update sales, lease, and alteration applications.
- Manage tenant relations and coordinate requests for repairs and maintenance, and other tenant concerns.
- Correspond with building residents regarding building and apartment issues.
- Obtain, maintain, and update resident contact information.
- Develop Operating Procedure Manual for buildings.
- Maintain property files.
- Participate in landlord / tenant issues legal matters.
- Assist with processing sales, lease, and alteration applications.
- Handle emergency situations and deal with crisis management.
- Be on call for emergencies during assigned days/times, including some weekends and off-hour times.
- Check for emergency emails, voicemails, or maintenance requests multiple times daily.
- Take responsibility for leading when Senior Property Manager is unavailable.
- Ideal candidate should have between 18-36 months of property management or similar experience.
- Must be computer proficient.
- Must have working knowledge of, or ability to quickly learn, industry operating software such as Appfolio, as well as Windows, Microsoft Office Suite, and Google Docs.
- Must have valid driver’s license & clean driving record.
- Must have a reliable means of transportation or otherwise be able to navigate to many locations throughout NYC.
