Position OverviewAs a Property Manager, your role is to coordinate and support the day-to-day property operations for our client. Responsibilities include handling communications with tenants, managing office staff, and coordinating with maintenance staff to ensure the property is presentable and desirable. The Property Manager should be visible and accessible to tenants to foster a professional and inviting environment. Essential functions include:
Essential Job Functions- Staff leadership and management of rental operations
- Maintenance coordination and tracking
- Supporting Leasing Agents as needed
- Building positive relationships with tenants
- Overseeing maintenance requests
- Managing accounts receivable and communicating with the home office on debts
- Showing properties and answering prospective tenants' questions
- Preparing and executing lease agreements
- Handling financial procedures like verifying income, processing payments, and managing defaults
- Maintaining accurate records and ensuring compliance with regulations
- Documenting interactions with tenants and initiating evictions when necessary
- Delegating roles to staff and proposing new roles to ownership
- Managing delinquency processes for late or in-collections tenants
- Keeping property management software updated
- Proposing and overseeing capital projects with ownership approval
- Associate's degree in real estate, business administration, or related field
- 15+ years of property management experience preferred
- Experience with property management software like Yardi
- Professional education/certifications meeting state and federal requirements
- Bi-lingual in English and Spanish (required)
- Excellent communication skills
- Strong problem-solving and active listening skills
- Patience and professionalism in handling difficult customers
- Strong organizational and multitasking abilities
- Attention to detail and accuracy
- Ability to work independently and in teams
- Knowledge of real estate laws and guidelines
