Director of Commercial Property Management

Connect Search is hiring a Director of Commercial Property Management in Kenosha. This position offers a hybrid work-from-home schedule of 2 days per week.
Responsibilities- Responsible for the overall coordination and evaluation of day-to-day commercial operations, including managing the commercial team, interviewing, hiring, training, coaching, and performance management.
- Set expectations, goals, and KPIs for Commercial Property Manager(s) and support staff; conduct regular one-on-one mentoring and performance reviews.
- Oversee commercial owner associations and act as the primary point of contact for association boards and ownership.
- Create and approve action plans consistent with owner goals, business plans, and budgets.
- Establish annual schedules and calendars to meet owner/tenant commitments, including key lease dates, renewals, CAM reconciliation cycles, major events, and inspections.
- Review and approve leases, addendums, amendments, and notices in collaboration with owners, asset management, and legal as appropriate.
- Own the commercial rental rate strategy, escalations, and renewal guidelines and negotiations, while mentoring the Commercial Property Manager in analysis, recommendations, and execution.
- Monitor and resolve escalated external communications and requests from key tenants, ownership, and stakeholders.
- Keep up to date with the market and competitors, including rental rates, concessions, absorption, and new developments; communicate trends to ownership and the executive team.
- Update or oversee the updating of key portfolio reports such as rent, lease abstracts, and financial/operational metrics; ensure accuracy and timeliness.
- Attend industry networking events, trade shows, and community functions to represent the company and cultivate relationships.
- Collaborate with acquisitions, asset management, and ownership on lease acquisitions, renewals, and extensions, including high-profile or complex transactions.
- Collaborate with other departments including Training and Development, Software and Systems Support, IT, Human Resources, Accounting, Residential Management, and Facilities to ensure successful management and team member relations.
- Provide leadership and direction to the Facilities Manager to ensure timely completion of service requests, emergency response, and projects across the commercial portfolio.
- Review portfolio-level work order trends, surveys, and labor history to identify opportunities to improve tenant satisfaction and operational efficiency.
- Ensure routine site inspections are conducted no less than quarterly for each property to mitigate risk and uphold company standards.
- Oversee development, approval, and adherence to annual preventative maintenance and equipment service schedules.
- Oversee capital improvement planning and execution, including prioritization of projects, budget alignment, and coordination with ownership, Facilities, and vendors.
- Oversee tenant delinquency management across the commercial portfolio; ensure Commercial Property Manager(s) pursue timely remedies for rent, CAM, and fees due.
- Review and approve commercial CAM (Common Area Maintenance) methodologies and communications prepared by Accounting in collaboration with Asset Management; ensure CAM billings align with lease provisions and are sent within required timelines.
- Review and approve portfolio-level accounts payable and receivable for commercial properties; ensure proper coding, accuracy, and adherence to budget.
- Participate in annual budgeting and reforecast processes for the commercial portfolio in collaboration with Accounting and Asset Management; review variances and guide corrective actions.
- Prepare and present financials to ownership, partners, and stakeholders monthly.
- Oversee evictions and tenant-related disputes; provide direction to Commercial Property Manager(s) and coordinate with legal counsel as needed.
- Ensure compliance with lease documents, association documents, and company policies to mitigate risk to the organization.
- Bachelor's degree in business administration or equivalent experience.
- Minimum of 5 years of progressive experience in commercial property management including leadership of staff.
- Proven ability to develop and implement successful business strategies.
- Strong financial acumen and analytical skills, including experience with budgeting and cash flow analysis.
- Experience managing a multi-asset commercial portfolio (retail, office, medical, and/or industrial) required.
