Job Title: Block Manager
Location: West London
Salary: Up to £56,000
Working Pattern: Hybrid (3 days office based, 2 days working from home)
OverviewWe are working with a well established residential property management company in West London who are seeking an experienced Block Manager to join their growing team.
This is a hybrid role offering a balance of office based collaboration and remote working flexibility. The successful candidate will take responsibility for managing a residential portfolio, smaller blocks in and around central London, ensuring high levels of service delivery, compliance, and client satisfaction.
Key Responsibilities- Day to day management of a residential block portfolio
- Liaising with leaseholders, contractors, and external stakeholders
- Overseeing service charge budgets and financial management
- Managing reactive and planned maintenance works
- Leading on Section 20 major works consultations
- Ensuring full compliance with health and safety and building regulations
- Attending AGMs and resident meetings where required
- Working closely with internal teams to ensure smooth operational delivery
- Providing a high level of customer service and communication at all times
- Minimum 5 years’ experience within block management / residential property management
- Strong track record of career stability and longevity within previous roles
- Ideally ATPI qualified (or working towards / equivalent industry qualification)
- Confident managing residential portfolios independently
- Strong knowledge of service charge budgeting and financial control
- Experience with Section 20 processes and major works
- Excellent communication and stakeholder management skills
- Ability to work effectively in a hybrid environment
- Salary up to £56,000 depending on experience
- Hybrid working model (3 days office, 2 days remote)
