Senior Repairs Operations Manager – Responsibilities

• Primarily home based, with site visits and meetings at council offices/hubs and contractors’ offices as required.
• Subject matter expert for delivery of HRA repairs, voids and planned work, including contract manager for Reactive Repairs Contractor and building procedure across the HRA estate.
• Manage and motivate contractors and staff to achieve performance targets.
• Lead on successful delivery of a compliant, forward‑thinking service to tenants, ensuring a tenant‑focused approach.
• Take responsibility for management of the reactive repairs contractor, including budgetary control, development of delivery plans, and analysis of contract performance of several work streams (voids and capital projects).
• Ensure correct legal notices and payments are issued in line with the Housing Grants, Construction and Regeneration Act 1996.
• Act as Principal Designer when required.
• Maintain a good understanding and significant experience of maintenance and asset legal requirements, obligations and regulations.
• Build, motivate and train a team to deliver an ever‑changing and improving quality service.

• Member of a relevant professional body (CIBSE, RICS, CIOB, CABE, CIH).
• Successfully completed a suitable Degree (e.g., Building Surveying, Building Service Engineering).
• Possession of a level 4 housing qualification or willingness to undertake one.
• Full driving licence required.
• Strong knowledge of Housing Assets Delivery (reactive repairs, voids, capital works) and performance monitoring systems.
• Knowledge of national policies and procedures relating to council housing stock.
• Compliance with statutory landlord obligations.
• Technical understanding of building compliance (BS 7671, Gas Safety Regulations, Use and Control of Asbestos Regulations).
• Basic DBS check required.

• Starting salary of £55,285.89 – £63,166.90, plus £3,621 car allowance.

• Monday to Friday, excluding bank holidays.
• 37 hours per week.
• Permanent full‑time contract.
