Position: SUPPORTED HOUSING TEAM LEADER

Location: Penygroes or Denbigh and work from home

Working Hours: 28 hours per week

Holidays: 30 days pro rata annual leave per year plus statutory bank holidays and the period between Christmas and New Year

The ability to communicate in Welsh and English is essential for this post.

Job Responsibilities
  • Taking appropriate action to ensure the effective delivery of housing procedures supported by Grŵp Cynefin.
  • Work with tenants, their families/representatives, Managing Agents, commissioners, service providers and colleagues within the Association's other teams to ensure that our provision is suitable and that we offer the best possible housing management service to tenants.
  • Work with the Manager and colleagues to review Management Agreements with the Association's Management Agents as appropriate.
  • Ensure that the monitoring and review framework and procedures of the Association's housing management service and Management Agents are effectively implemented.
  • Lead and collaborate to ensure that the Association Officers and Managing Agents let properties in a timely, accurate and fair manner, in accordance with their policies. Ensure that the tenure contract and relevant documents are properly drafted.
  • Maximise the Association's income from the start of a tenancy to its end by leading the team to effectively manage and monitor rent and service charge accounts.
  • Lead and collaborate to ensure that rent increases and annual service charges are implemented efficiently.
  • Lead on prohibited conduct cases and estate control. Ensure that Managing Officers and Agents act promptly in cases of tenancy breach and carry out their duties in a timely and accurate manner. Cooperate with the Association's solicitors in complex tenancy breach cases.
  • Represent the Association in county court proceedings, ensuring that court protocols are followed and that evidence is presented accurately and professionally.
  • Work together to develop new opportunities in supported housing, including developing new plans and remodeling existing schemes.
  • Facilitate effective communication between the Association and Managing Agents and support providers. Lead and hold forums/meetings with Management Agents and residents to share information and promote tenant participation.
  • Support the Officers in ensuring the accuracy of data on the Association's systems.
  • Ensure compliance with GDPR rules in all aspects of work.
  • In close co-operation with other colleagues within the Association, follow the Association's Health and Safety and Compliance procedures (e.g. fire or security issues affecting shared housing), and ensure that the Association coordinates this effectively with Managing Agents and commissioners.
  • Provide guidance to the team on issues relating to applications for modifications to properties by tenants or Managing Agents.
  • Follow Grŵp Cynefin's Safeguarding procedures.
  • Ensure the accuracy of tenant profile work.
  • Respond to internal and external queries professionally.
  • Provide relevant reports as required.
  • Ensure that up-to-date information about the Society's plans is promoted, including on the Society's website and social media.
  • Be aware of new developments and legislation in the area of supported housing and promote them amongst colleagues.
  • Arrange, attend and lead internal and external meetings as required.
