Role DescriptionThe Hard FM Operations Manager is a full-time role responsible for overseeing the delivery of repairs, maintenance, and compliance services across a designated property portfolio. Based in Meriden with a hybrid working arrangement, the role combines on-site presence with some work-from-home flexibility. Day-to-day responsibilities include managing hard FM service contracts, coordinating reactive and planned maintenance, and ensuring statutory and regulatory compliance for building systems and assets.
The Hard FM Operations Manager leads and supports engineering and maintenance teams, monitors performance against KPIs, manages budgets, and optimizes service delivery to meet customer and organizational standards. The role also involves collaborating with clients and internal stakeholders, driving continuous improvement initiatives, and ensuring health and safety procedures are followed at all times.
- Demonstrated experience in hard facilities management operations, including overseeing building maintenance, engineering services, and compliance activities.
- Strong leadership and team management skills, with the ability to motivate, develop, and coordinate multi-disciplinary FM and contractor teams.
- Proficiency in planning and managing reactive and planned preventive maintenance, asset management, and performance reporting.
- Solid understanding of health and safety regulations, statutory compliance requirements, and industry standards relevant to hard FM.
- Ability to build and maintain effective relationships with customers, suppliers, and internal stakeholders while providing excellent customer service.
- Competence in using FM software and digital tools for scheduling, reporting, and data analysis to support operational decisions.
- Strong organizational, problem-solving, and decision-making skills, with attention to detail and a focus on continuous improvement.
- Relevant technical or FM qualification (e.g., building services, engineering, facilities management) and professional certifications are advantageous.
- Experience in budget management, cost control, and contract administration within a facilities management environment.
