Overview
Sr. Acquisition Agent role at GFT in the West Region. This role follows a Hybrid work model, or can be remote.
What You Will DoGFT is seeking an Acquisition Agent to support a variety of projects in the West Region on the Transportation team. The role involves right of way acquisition, encroachment management, working with jurisdictional agencies, and title research. Must have background and working knowledge of Federal, State and municipal agencies rules and regulations; develop and maintain external relations and effectively communicate the company position on regulatory issues;
ensure department procedures and processes are adhered to. Utilize experience and understanding of land acquisitions and encroachments to maintain compliance. This position operates in a remote-friendly environment and supports projects that enhance transportation infrastructure and community connectivity.
What You;ll Be Challenged To Do
Immediate opening for a Senior Acquisition Agent who implements advanced right of way (R/W) acquisition, encroachment management, and related activities, coordinating with project managers and regulatory bodies to ensure right of way compliance.
Responsibilities- Serves as trainer of more junior field staff and collaborates with the project manager for their development.
- Prepares cost estimates based on market research.
- Reviews project plans or engineering drawings and coordinates with the project manager to obtain or prepare land exhibits.
- Prepares, coordinates and researches deeds, reconveyances, agreements, maps and other documents involving property rights.
- Maintains complete and accurate casefiles in accordance with company and project requirements.
- Updates SharePoint case journal and applicable fields as required.
- Submits case files to the project manager for review on a timely basis.
- Updates and closes case files in an accurate manner.
- Performs project tasks promptly and on schedule.
- Records time spent on each project daily along with a brief memo.
- Performs effectively in a remote work environment.
- Communicates clearly, accurately, and timely with affected property owners, project managers, clients, and teams.
- Manages multiple acquisition cases for multiple projects concurrently.
- Prepares accurate project documents and can explain their content and purpose to property owners.
- Understands property appraisals and can explain how values were determined.
- Understanding of project plans and can explain project impacts to property owners.
- Presents basic and complex acquisition offers to various owner types and leasehold interests.
- Reviews and understands property title reports and encumbrances to enable acquisition free of liens.
- Provides clear explanation regarding property need and potential impacts as indicated in the offer package and appraisal.
- Reports status of offers to the project manager and makes recommendations as needed.
- Negotiates with property owners, mortgage holders, corporations, or their representatives to obtain rights of way for projects.
- Other duties as assigned.
- Bachelor’s degree in business or related field; experience may substitute education on a case-by-case basis.
- A minimum of 4+ years of experience with right-of-way acquisition and/or relocation.
- Understanding of utility relocation, R/W engineering, and familiarity with the Uniform Relocation Act and eminent domain proceedings.
- Proficiency in R/W residential/tenant relocation and acquisition.
- Current and valid Real Estate license.
- Valid Driver’s License and proof of auto insurance.
- Advanced proficiency in MS Office (Word, Excel, Outlook).
- Highly organized with ability to manage multiple project components simultaneously.
- Excellent communication and persuasive negotiation skills.
- Bilingual is beneficial.
- Self-motivated with a collaborative, team-oriented attitude in a busy office.
- Able to work effectively with diverse groups including co-workers, clients, vendors, and claimants.
The Salary range for this position is $90,000-$130,000, dependent upon experience and geographic location.
