Property Manager – Hillman Place at Fairway Management, Inc.
Location: O'Fallon, MO
Schedule: Full Time (8:00 AM – 5:00 PM, Monday‑Friday)

Job SummaryAs a Property Manager at Hillman Place, you will oversee day‑to‑day operations, marketing, leasing, and resident relations. Your role will involve ensuring compliance with Fair Housing and affordable housing regulations while delivering outstanding resident service and maintaining high occupancy.
Essential Duties & Responsibilities- Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
- Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent.
- Provide outstanding resident service by resolving inquiries, work orders, and requests in a timely manner.
- Maintain and build an application waiting list.
- Conduct initial lease process with certification and annual re‑certification for affordable housing, state agency, and government agency programs.
- Pass INSPIRE, State, and Government Agency inspections while maintaining company standards.
- Ensure vacant apartments are ready to lease quickly and market those units diligently until occupied.
- Process move‑in/transfer applications and forward to Compliance for approval.
- Supervise property staff (maintenance and housekeeping) assigned to the property, inspecting unit turns, preventative maintenance, work order completion, and quarterly housekeeping inspections.
- Inspect and supervise the work of outside vendors.
- Organize community activities on a regular basis according to the property’s management agreement and lease requirements.
- Be available to be on call for after‑hours emergencies and other business needs.
- Travel to and participate in regional and home office training and/or conferences as required.
- Lead marketing and leasing strategy to maintain occupancy targets.
- Be highly mobile to walk the property multiple times a day, conduct regular inspections, assist maintenance as needed, and navigate stairs and other areas.
- Education:
- High school diploma or equivalent
- Experience:
- Minimum 1 year experience in a supervisory function
- Skills &
Competencies:- Strong customer service skills
- Strong competency in Microsoft Office suite and ability to learn new software

- Experience:
- 2+ years of affordable housing property management experience
- Real Page Onesite Experience preferred
Work Environment Requirements
Property must be walked on a daily basis to ensure all safety standards and company policies are being adhered to.
