Responsibilities include day‑to‑day operations, marketing and leasing, cost control, resident concerns, staff management, and compliance with affordable housing regulations.
Essential Duties & Responsibilities- Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
- Collect and deposit rent within 24 hours of collection; notify residents of delinquent rent.
- Provide outstanding service to residents, resolving inquiries, work orders, and requests promptly.
- Maintain and build application waiting lists.
- Conduct initial lease processes and annual re‑certifications for affordable housing, state agency, and government agency programs.
- Pass INSPIRE, State, and Government Agency inspections and maintain company standards.
- Ensure vacant apartments are ready to lease quickly and market units diligently until occupied.
- Process move‑in/transfer applications and forward to Compliance for approval.
- Supervise property staff reporting directly to the manager, including maintenance and housekeeping; inspect unit turns, oversee preventative maintenance and work order completion, and conduct quarterly housekeeping inspections.
- Inspect and supervise work performed by outside vendors.
- Organize community activities regularly according to the property’s management agreement and lease.
- Be available on call for after‑hours emergencies and other business needs.
- Travel to and participate in regional and home office training and conferences as required.
- Lead marketing and leasing strategy to maintain occupancy targets.
- Be highly mobile—travel around the property multiple times a day, conduct inspections, assist maintenance, and navigate stairs and other areas.
- Education: High school diploma or equivalent.
- Experience: Minimum 1 year experience in a supervisory function.

Competencies:
Strong customer service skills; proficient in Microsoft Office Suite and quick to learn new software.
- Education: Fair Housing Training.
- Experience: 2+ years of affordable housing property management experience;
Real Page One Site Experience preferred.
Work Environment Requirements
- Property must be walked daily to ensure safety standards and company policies are followed.
