A property management company is seeking a committed and experienced Property Administrator/Property Manager
to manage a portfolio of residential apartment buildings across England.
The successful candidate will be responsible for ensuring communal services operate efficiently, maintaining high health and safety standards, and building strong relationships with leaseholders and Resident Management Companies (RMCs).
The role involves regular site visits, with the flexibility to work remotely or in a hybrid arrangement.
Key Responsibilities Maintenance & Property Services- Coordinate and oversee communal services, including cleaning, general repairs and specialist gardening.
- Monitor contractors to ensure agreed service levels and KPIs are consistently met.
- Follow up on maintenance issues and ensure work is completed to the required standard.
- Ensure managed properties comply with relevant health and safety requirements.
- Oversee asbestos management procedures and health and safety inspections.
- Coordinate fire safety requirements, including fire risk assessments.
- Prepare and manage annual service charge budgets.
- Monitor expenditure and ensure spending remains within approved budgets.
- Oversee ground rent and service charge collection.
- Conduct regular property inspections across the South of England and surrounding areas.
- Meet with residents and assess the condition of managed buildings.
- Review and monitor contractor performance.
- Manage major works and construction projects from start to completion.
- Coordinate the Section 20 consultation process where required.
- Ensure projects are delivered efficiently and in line with relevant requirements.
- Act as the main point of contact for leaseholders, directors and developers.
- Provide professional property management advice.
- Respond to enquiries and help resolve complaints or disputes effectively.
- Manage building insurance renewals.
- Coordinate and monitor insurance claims on behalf of clients.
Applicants should have:
- At least 2 years of direct experience managing residential blocks
. - Practical knowledge of Section 20 procedures.
- Knowledge of the Landlord and Tenant Act.
- Understanding of current fire safety requirements.
- Strong organisational and record-keeping skills.
- The ability to work independently with minimal supervision.
- Excellent written and verbal communication skills.
- A customer-focused approach to property management.
- A car and valid UK driving licence for travel between properties across England.
IRPM or AssocRICS qualification would be highly desirable.
Salary & BenefitsSalary: £25,000 – £35,000 per year
