About the Role:
Block Recruit is proud to partner with an established, highly respected Property Management firm seeking an experienced and proactive Block Manager to join their close-knit, supportive team. This role is ideal for an experienced Property Manager accustomed to managing larger, high-value residential blocks and complex estates. You will take full ownership of a prime portfolio acting as the lead point of contact for RMC/RTM Directors, freeholders, developers, and residents.

- Flexible Hybrid Working:
True flexibility with a minimum of just 1 day per week in the Head Office (Surrey), with the remainder split between home working and site visits. - Competitive Compensation:
Base salary of £40,000 – £45,000 (reviewed annually). - Uncapped Earning Potential:

- Oversee the end-to-end management of an allocated portfolio of larger residential blocks and estates, ensuring compliance with management agreements and leases.
- Plan and conduct regular, purposeful site visits (up to monthly depending on fee structure).
- Prepare annual service charge budgets, manage expenditure, and approve supplier invoices.
- Lead major works projects, including Section 20 consultations, working alongside surveyors and specialist contractors.
- Act as the primary escalation point for clients, attending RMC/RTM director meetings and AGMs (some evening meetings required).
- Ensure strict adherence to building safety, health & safety, fire regulations, and statutory property compliance.
- Deliver exceptional customer service, managing resident relations and contractor performance with a proactive approach.
- Experience:
Proven track record in residential block management, independently managing portfolios including larger or more complex developments. - Commute:
Must be based within a realistic commute distance (approx. 1 hour) of the Surrey Head Office. - Technical Knowledge:
Strong understanding of service charge budgeting, lease agreements, Section 20 major works, and building compliance. - Qualifications:
MTPI/ APTI qualifications (or working towards) are highly desirable. - Skills:
Excellent communication, negotiation, and budget management skills. - License:
Full UK Driving Licence and access to a vehicle for site visits.
