Commercial Property / Multi-Site Facilities Management The Opportunity Cobalt Recruitment is working with an established property management organisation to appoint a Regional Facilities Manager responsible for overseeing a diverse portfolio of commercial properties across Southern England. This is an excellent opportunity for an experienced multi-site FM professional who enjoys the autonomy of managing a regional portfolio, building strong relationships with stakeholders and taking ownership of operational performance across a variety of assets.
The position is predominantly home-based, with regular travel to properties across the southern region and the flexibility to work from individual sites as required. The portfolio includes a mixture of commercial properties, some with more traditional mechanical and electrical infrastructure, making this particularly well suited to someone with a strong technical understanding of building services alongside their wider FM experience.
Key Responsibilities Oversee the day-to-day facilities management of a multi-site commercial property portfolio across Southern England. Ensure properties are maintained to high operational standards, with particular attention to statutory compliance, Health & Safety and building maintenance. Manage relationships with tenants, Building Managers, Property Managers and third-party managing agents. Oversee hard and soft FM service delivery, ensuring contractors are performing effectively and operational issues are resolved promptly.
Monitor planned preventative maintenance and reactive works, ensuring building services and critical plant are appropriately maintained. Provide technical oversight and practical guidance on mechanical and electrical systems, particularly across assets with ageing infrastructure. Work closely with Property Managers on service charge budgeting, expenditure monitoring and cost management. Undertake regular site visits, identifying maintenance requirements, operational risks and opportunities for improvement.
Support the planning and delivery of remedial works, maintenance projects and building improvements. Maintain effective communication with stakeholders, providing updates on compliance, contractor performance and building operations. About You We are looking for an experienced Facilities Manager who is confident managing multiple properties and comfortable operating independently across a geographically spread portfolio. Ideally, you will bring:
Previous experience in a multi-site or regional Facilities Management role, ideally within commercial property. Experience working for a managing agent, property management organisation or similar environment. A strong understanding of mechanical and electrical building services, including plant rooms and ageing building infrastructure. Sound knowledge of statutory compliance, Health & Safety and maintenance requirements. Experience managing contractors and overseeing hard and soft services.
Exposure to service charge budgets, expenditure monitoring and financial reporting. Excellent stakeholder management skills, with the ability to engage effectively with tenants, Building Managers and Property Managers. A proactive, organised approach and the ability to manage your own workload across multiple sites. Relevant qualifications such as IOSH, NEBOSH or IWFM would be advantageous.
