Property Manager – Maintenance Coordination (Full Time)

E &G Real Estate Services is seeking a licensed Property Manager – Maintenance Coordinator to support our growing single-family residential portfolio across the Phoenix Metro area. You will coordinate repairs and maintenance requests while providing responsive service to residents and property owners.

About the Role

This full-time position manages the maintenance process from the initial request through completion. Working with the Maintenance Supervisor, vendors, and property management team, you will organize repairs, obtain owner approvals, resolve concerns, and follow through on outstanding work. Most work takes place in our Tempe office or an approved home office, with up to 15% of your time spent on property visits and inspections.

Key Responsibilities
  • Facilitating the Company’s maintenance request completion process, including processing incoming and reoccurring work orders, coordinating vendor bids and selection, scheduling repairs, and maintaining necessary files and records.
  • Assigning work orders to Company and/or third-party vendors consistent with the Company’s established process.
  • Scheduling timely on-site diagnosis and repairs by third-party vendors, ensuring availability of property owner for timely approval, and visiting site to confirm work has been completed to satisfaction as directed.
  • Conducting timely follow-up with tenants after completion of outstanding work orders to ensure a high level of tenant satisfaction.
  • Escalating on a case-by-case basis the scheduling and/or completion of emergency or significant work orders to Maintenance Supervisor and Company management.
  • Complete monthly move out inspections and property visits.
  • Coordinating, as necessary, completion of work orders related to property improvement and turns in-between tenants.
  • Partnering with Company staff to identify trustworthy maintenance vendors, and retrieving invoices to ensure timely payment of account payable work order.
  • Identifying maintenance charges attributable to tenants and notifying company staff to create tenant chargeback.
  • Resolving work order complaints by investigating reports, developing solutions, and making timely recommendations to Company management for approval by the property owner.
  • Maintaining trusting, proactive and positive business relationships with tenants, vendors and property owners.
  • Continuously learn and sharpen knowledge base of Property Maintenance and Construction.
  • Ensuring all work orders adhere to health and safety standards as set forth by Arizona Landlord Tenant Act and other relevant law.
  • Overseeing property management initiatives and projects as instructed.
  • Adhering to Company values, policies, and procedures.
Requirements and Qualifications
  • Embody core values;

  • Active real estate licensure with the State of Arizona Department of Real Estate
  • Proficiency with Apple computers, Microsoft Word and Excel, G-Suite products (Gmail, Google Calendar, etc.) , and Appfolio software. Proficiency with Lead Simple is preferred.
  • Reliable transportation, auto insurance, and active driver’s license
  • 2+ Years of experience in property management or overseeing maintenance and/or large scale repairs
  • Strong oral and written communication skills in English. Must be able to articulate needs and convey accurate information verbally and in writing effectively with team members, owners, vendors and other third parties.
  • Customer-service orientation with a friendly and empathetic demeanor
  • Highly organized with strong drafting and planning skills
  • Ability to successfully coordinate numerous time-sensitive projects simultaneously
  • Ability to work independently and efficiently with minimal supervision
