As a Real Estate Acquisition Specialist, you will help identify potential investment properties, establish relationships with property owners, evaluate opportunities, and move qualified leads toward company-approved purchase agreements.

• Identify motivated property sellers and potential investment opportunities.
• Research properties using company-approved resources and publicly available information.
• Contact property owners through approved and legally compliant outreach methods.
• Work with company-provided leads and independently generated opportunities.
• Identify distressed properties, vacant homes, inherited properties, tired landlords, fixer-uppers, and other investment prospects.
• Develop and maintain an organized pipeline of potential acquisitions.

• Conduct professional conversations with property owners.
• Learn about sellers' situations, motivations, property conditions, asking prices, and desired timelines.
• Ask effective discovery questions to determine whether a property may fit our investment criteria.
• Build trust through honest, respectful, and consistent communication.
• Explain the company's investment process accurately without making unauthorized promises.
• Maintain professional follow-up with interested sellers.

• Research property details, ownership information, market conditions, and comparable sales.
• Develop preliminary estimates of after-repair value (ARV).
• Identify visible or reported repair needs and estimate potential renovation costs.
• Calculate preliminary investment offer ranges using company-approved guidelines.
