RoleThe Maintenance Supervisor works alongside the Community Manager to oversee staff and vendor activities, ensuring property maintenance meets resident expectations in quality move‑in, timely service, curb appeal, and personal attention.
Responsibilities- Maintain and coordinate maintenance operations, including plumbing, HVAC, appliance repair, electrical, and carpentry.
- Manage work orders, routine upkeep, and repairs for common areas and units.
- Ensure safety standards, OSHA guidelines, and hazardous condition removal.
- Oversee maintenance supplies inventory and budgets.
- Provide leadership, training, and performance evaluation for maintenance staff.
- Serve as key point of contact for residents, addressing concerns and ensuring satisfaction.
- Participate in on‑call emergencies and weekend duties.
- At least 3 years of multifamily property maintenance experience.
- Minimum 1 year supervisory experience.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry.
- HVAC and CPO certifications desirable.
- Valid driver’s license.
- Strong organizational, interpersonal, and customer‑service skills.
- Availability for on‑call and weekend work.
- Resident Relations – treat residents with respect, resolve complaints, and manage work orders efficiently.
- Maintenance Management – schedule requests, ensure repair quality, control costs, and maintain preventive programs.
- Leadership – set performance goals, supervise staff, evaluate performance, and support safety meetings.
- Compliance – follow company policies, Fair Housing, ADA, and all applicable laws.
- Hazard Communication – promote safe work practices and maintain OSHA compliance.
- Essential staff must adhere to safety and business protocols, report during inclement weather, and be available for on‑call duties.
- Frequent standing, walking, reading, writing, calculations, and verbal communication.
- May work on uneven ground, walk in elevators, squatting, bending, twisting, pushing, pulling, and travel to sister communities.
