Job Summary

We are seeking a proactive Property Manager to oversee the day-to-day operations of a portfolio of initially approximately 100 apartment units across 5 multifamily buildings in the Portland, Oregon Area. Two of these buildings will be in the lease-up stage within the next 6 months. Please expect 40–60 hour work weeks and to work with company owners on a daily or nearly daily basis.

The ideal candidate will ensure high occupancy rates, tenant satisfaction, property maintenance, and compliance with all applicable local, state, and federal laws.

This role offers a unique opportunity to work closely with the company owners, who are the developers of several apartment projects in the Portland, OR area. This role will be the Property Manager for several of the apartment buildings that have been built by or are in the process of being built by the company owners. The Property Manager will gain hands-on exposure to multifamily development.

The company is expected to grow to 250 units under management quickly, providing professional growth and additional compensation opportunities for the person in this role.

Key Responsibilities
  • Leasing and Tenant Relations:
    Market vacant units, conduct showings, screen applicants (including credit, criminal, and rental history checks in compliance with FAIR ordinances and fair housing laws), and execute lease agreements.
  • Lease renewals, rent collections, and delinquency management.
  • Respond promptly to tenant inquiries, complaints, and requests; foster positive tenant relationships.
  • Enforce lease terms, issue notices for violations, and manage evictions when necessary in accordance with Oregon law.
  • Property Maintenance and Operations:
    Coordinate routine and emergency maintenance, repairs, and unit turnovers with vendors.
  • Conduct regular property inspections to ensure units and common areas are clean and comply with health/safety codes.
  • Prepare and manage annual operating budgets, track expenses, and provide financial reports.
  • Monitor occupancy and rental rates to maximize revenue.
  • Compliance and

    Risk Management:

    Ensure full compliance with federal Fair Housing Act, Oregon state laws (including protections against discrimination based on source of income, domestic violence survivorship, etc.), and Portland city ordinances.
  • Maintain accurate records, including lease files, maintenance logs, and trust accounts (if applicable).
  • Handle reasonable accommodations and modifications for tenants with disabilities.
Qualifications

Required:

  • Character: hard working, ethical, and honesty required.
  • Education:

    High school diploma or equivalent is required;
    Bachelor's degree in business, real estate, or related field preferred but not required.
  • Experience:

    1 or more years of experience in multifamily property management preferred but not required.
  • Transportation:
    Valid driver’s license and reliable transportation for travel between properties.
  • Physical Requirements:

    Ability to conduct property walks, inspections, and occasional light lifting. Availability for on-call emergencies.
Compensation and Benefits

Competitive salary based on experience. Salary plus bonus of approximately $60,000 to $70,000. There are opportunities for higher bonuses. Benefits package including health insurance, paid time off, and potential housing discount.
