Regional Land Development Manager

Location:

Oregon / I‑5 Region (Salem, Albany, Eugene, Medford). Willingness to relocate to the assigned market.

Education:

Bachelor’s degree in civil engineering or construction‑related field or 4+ years of equivalent experience.

Experience:

Five or more years in residential construction land development, civil engineering, surveying, land use planning, and/or civil construction management.

Travel:
Within assigned region of Oregon/I‑5.

How You Will Contribute

The Regional Land Development Manager is responsible for monitoring regional land development and managing the land development process including feasibility, entitlements, design, and infrastructure of residential subdivisions within the Oregon/I‑5 region.

Responsibilities
  • Feasibility – Conduct due diligence on potential land development opportunities and research proposed development projects.
  • Entitlements – Facilitate the processes involved in obtaining land entitlements from municipalities, attend neighborhood meetings, city council meetings, and commission hearings.
  • Construction Drawing Design – Communicate needs and company standards to consultants, review subdivision design to ensure efficiency and conformance with company standards.
  • Final Platting – Facilitate the process involved in finalizing land entitlements from municipalities.
  • Civil Construction Management – Manage civil contractors, vendors, budgets, and schedules throughout the infrastructure construction process.
  • General – Communicate clearly with the regional team, executive team, local jurisdictions, and contractors to resolve miscellaneous matters related to residential subdivisions.
What You Can Offer
  • Education
    • Bachelor’s degree in civil engineering or construction‑related field or 4+ years of equivalent work experience.
  • Professional Certification
    • Professional Engineering license preferred but not required.
  • Specialized Knowledge
    • Knowledge and understanding of heavy civil construction contracting processes, methods, and cost analysis.
    • Knowledge of residential infrastructure and building construction.
    • Knowledge of land use entitlement and land division laws, processes, and procedures.
  • Skills
    • Proficient in AutoCAD, Microsoft Office (Outlook, Excel, Word, PowerPoint), Microsoft Project, PDF editors (Adobe, Blue Beam or equivalent).
    • Construction and Project Management.
  • Abilities
    • Read and interpret civil engineering plans and specifications.
    • Effective oral and written communication to various audiences.
    • Engage with public officials and inspectors professionally.
    • Build relationships across functional areas.
    • Motivate team members and manage multiple priorities.
    • Develop and coach employees, challenging direct reports to excel.
    • Make financially responsible decisions while maintaining high company standards.
  • Experience
    • Minimum 5 years in residential construction land development, civil engineering, infrastructure purchasing/estimating, or construction management.
    • Previous real estate/development experience in entitlement, civil construction, surveying, and/or land use planning strongly preferred.

Competitive total rewards package includes a base salary of $95,000 to $120,000, quarterly bonuses, and annual profit sharing.
