Position: Property Manager - Riverplace Apartment Homes

Description

Join our dynamic team at Stratum as a Property Manager and take the lead in managing Riverplace Apartment Homes in Independence, Oregon
. We are seeking an experienced Property Manager who is ready to bring leadership, organization, and a resident-first approach to this thriving community.

Riverplace Apartment Homes in Independence offers spacious one to three-bedroom apartments with a variety of amenities designed for a high-quality living experience. Residents can enjoy a refreshing outdoor pool, fitness center, clubhouse, business center, BBQ/picnic areas, and a small commercial laundromat, all within beautifully landscaped surroundings that promote comfort and community.

Position: Property Manager
Location: Riverplace Apartment Homes – Independence, OR
Schedule: Full-time, 40 hours per week, generally Monday – Friday with flexibility for evenings/weekends as needed
Classification: Exempt
Compensation: $57,000 – $64,168 annually, DOE
Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Program
Cell Phone Stipend: $50/month ($600/year)
Housing Opportunity: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage, and internet are included with rent.
Mileage: Reimbursed for approved business-related travel

Key Responsibilities of a Property Manager
  • Manage all aspects of Riverplace Apartment Homes including appearance, maintenance coordination, marketing, leasing oversight, and profitability
  • Supervise a staff of 5 employees, providing leadership, training, scheduling, and performance support
  • Ensure accurate and timely processing of rental payments, deposits, and delinquency follow-up
  • Audit employee timecards, ensure payroll accuracy, and submit reports by deadlines
  • Maintain compliance with Fair Housing, Landlord/Tenant laws, and company policies
  • Build strong resident relations through community events, timely responses, and proactive engagement
  • Oversee property inspections, resident work orders, vendor communication, and emergency response
  • Partner with the Regional Manager to manage budgets, expenses, and reporting
  • Use Yardi for property management tasks including leasing, resident files, and reporting
Job Requirements of a Property Manager
  • High School diploma or equivalent required
  • Minimum one (1) year of property management experience required
  • Minimum one (1) year of supervisory experience required
  • Six (6) months of prior customer service experience required
  • Strong marketing, supervisory, and organizational skills with the ability to lead a team effectively
  • Proficiency in Microsoft Office 365 and property management software, including Yardi
  • Knowledge of landlord/tenant law and Fair Housing compliance required
  • Valid driver’s license, insurance, and reliable transportation
Physical Requirements

This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Regular use of hands, wrists, and fingers to handle documents and office equipment is required. Occasionally lift up to 50 pounds, climb stairs or stepstools up to six feet, push and pull. Ability to operate a golf cart and maintain focus during periods of high activity is essential.
