About the Job
DASMEN Residential is seeking to hire a full-time Property Manager. This position is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property. The Property Manager must embrace the concepts of Level 5 Leadership, Group Responsibility and Servant Leadership.
Reports To Regional Property Manager.
Wage Status Exempt (ineligible for overtime).
Responsibilities- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, the Fair Credit Reporting Act, and all other Federal and State laws.
- Financial
- Assist in formulating budgets for each upcoming calendar year in conjunction with the RPM, and stay within established budget guidelines throughout the year.
- Actively maintain and report monthly variances and narratives.
- Ensure rents are collected when due and posted timely; ensure that bank deposits are made promptly and reported to the corporate office daily.
- Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
- Maintain constant vendor/contractor communications, approve and submit all invoices to the corporate office for payment.
- Make rental rate recommendations to Regional Property Manager.
- Human Resources
- Hire, train, motivate and supervise all on-site staff to achieve operational goals, including orientation, performance evaluations, timesheet approvals, and guidance on procedures.
- Provide feedback to non-performing employees, facilitate disciplinary procedures, and document terminations if necessary.
- Conduct ongoing training with office staff on leasing paperwork, workplace safety, and daily needs.
- Safety
- Report liability and community incidents to the corporate office immediately; ensure workers’ compensation claims are reported and properly documented.
- Complete safety checklists with maintenance staff.
- Administrative/Office
- Ensure lease files are complete and leases are executed properly; approve leases in writing.
- Open offices on schedule and maintain the condition of the office and model apartment.
- Maintain records of management activity and submit required reports to corporate offices on schedule.
- Resident Relations
- Maintain a positive customer service attitude and conduct periodic move-in/move-out inspections.
- Review notices to vacate to determine causes of moves.
- Implement policies/procedures to manage resident communications, including complaints and service requests.
- Maintenance
- Regularly walk and inspect the community and check vacant apartments; coordinate with maintenance for timely cleaning after move-outs.
- Work with Maintenance Supervisor to monitor and schedule all maintenance activity.
- Marketing/Leasing
- Conduct monthly market surveys and report trends; monitor competition and neighborhood conditions.
- Welcome and show the community to prospective residents and handle inquiries and paperwork.
- Prefer 3 years of on-site property management experience; 2 years as a property manager.
- Strong supervision experience and a proven track record of accomplishments.
- Computer
Skills:
Microsoft Office (Word, Excel, Outlook), proficiency with Yardi Voyager, and ability to learn new systems quickly. - Full-time salaried position; must be available on weekends for staffing needs and emergencies.
- Some financial/accounting experience preferred.
- Frequent need (approximately 20%–25%) to use personal transportation for inspections, banking, and corporate visits; occasional golf cart use may be necessary.
- Valid driver’s license, automobile insurance, and a clean driving record; willing to submit to a criminal background check.
