Leasing Agent

Summary

Must show/lease apartments. Leasing Agent reports directly to the Property Manager.

• Screens prospective residents and records information to ascertain needs and qualifications (i.e. legal/regulatory, community and income criteria).
• Accompanies prospects to apartment model and tour of property to discuss amenities, size and layout of rooms, available facilities, such as swimming pool, location of shopping centers, services available, and terms of lease.
• Must master the terminology of lease agreement and the ability to explain the terms of the agreement to the prospective resident. In addition, completes lease agreements for new and renewal leases.
• Must become familiar with applicable Landlord/Tenant laws in the respective state.
• Inspects model/vacant units and arrange for necessary maintenance to ensure unit is “Rent Ready”.
• Process and coordinate operational and planning aspects of “move-in” and “move-outs”.
• Obtain renewals on expiring leases 3 months before expiration.
• Pre-lease expiring leases 1 month (or more) prior to expiration.
• Assist with training of new employees.
• Initiate all resident activities and communication.

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio and percentages.

Must have knowledge of Microsoft Office and Yardi software.

While performing the duties of this job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee must frequently lift and/or move up to 10 pounds.
