Job Description
The Contract Administrator will oversee the construction phase of public-sector architectural projects, ensuring that contractors and owners fulfill their obligations under the construction contract. This role focuses on site review, contract compliance, and stakeholder coordination, while providing technical clarifications, financial progress review, and constructability feedback to design and technical teams.
Responsibilities- Observe and monitor construction projects during the construction phase to ensure that all parties are fulfilling their contractual roles and obligations.
- Conduct regular site visits to verify compliance with construction contracts, building codes, and safety standards, documenting progress and identifying deviations from approved plans.
- Coordinate promptly with owners and contractors to resolve issues identified during site reviews, ensuring timely and practical solutions.
- Review and track shop drawings, schedules, material samples, progress payment applications, change orders, and other project documentation for accuracy, completeness, and alignment with contract requirements.
- Manage construction-phase documentation, including requests for information (RFIs), change orders, payment certifications, and field review reports.
- Collaborate with contractors, sub-consultants, and authorities having jurisdiction to address constructability issues and respond to owner concerns.
- Prepare and issue project change documentation, including sketches and drawings that clearly communicate design changes and clarifications.
- Lead and participate in project meetings throughout all phases of the construction process to facilitate communication, monitor progress, and resolve issues among stakeholders.
- Support design and technical staff by providing constructability reviews and feedback based on site observations and construction-phase experience.
- Ensure that all project closeout documentation is completed, submitted, and distributed to the appropriate parties at project completion.
- 10+ years of construction-phase Contract Administration experience within an architectural practice.
- Strong construction-phase and site review experience, including RFIs, change orders, payment certifications, and field reviews.
- Demonstrated ability to administer construction contracts and ensure compliance with contractual obligations, building codes, and safety standards.
- Proven stakeholder management skills, with the ability to collaborate effectively with owners, contractors, sub-consultants, and authorities having jurisdiction.
- Eligibility to obtain ASP and Reliability Clearance, with Secret Clearance considered an asset.
- Excellent documentation and organizational skills for tracking shop drawings, schedules, samples, progress payments, and change orders.
- Strong communication skills, both written and verbal, to provide clear technical interpretations, recommendations, and meeting reports.
Skills & Qualifications
- Experience working on public buildings or government-related projects.
- Previous design experience using Revit.
- Experience in a multi-disciplinary architectural and engineering environment.
