Overview
The Critical Environment Shift Operator is responsible for the provision of building operations, sustaining Critical Environments, operating critical equipment in support of critical areas, and responding to national equipment alarm systems. Duties include monitoring elevator operations, lighting controls, boiler and chiller operations, fire alarm controls, and monitoring the national call centre after hours and Base Building Automation Controls. Responsibilities are subject to change depending on contract requirements.
This role works on a wide variety of assigned tasks under the direction of the Maintenance Team Leader. There will be a training period of 4 to 6 months to become familiar with the facility and the systems. This opportunity has continental shifts which rotate between days and nights (i.e., 3 on & 2 off, 2 on & 3 off).
Shifts are 12 hours:
Day 6:00am – 6:00pm and Night 6:00pm – 6:00am.
Duties & Responsibilities Daily Operations and Monitoring
- Carry out the day-to-day execution of operations and monitoring programs to ensure uninterrupted tenant operations and asset integrity, either directly or via building automation systems.
- Troubleshoot, analyze, and determine the root cause of equipment and building problems.
- Develop and implement control procedures to operate systems to increase the efficiency of building operations.
- Receive, issue, track, monitor and report the status of service requests both local and national. Initiates documents to authorize or obtain formal approval of work required.
- Delegate corrective maintenance and repairs within the scope of key trade designation.
- Respond to service requests and demand maintenance; record data and ensure completed work meets quality and response requirements.
- From time to time, perform preventive maintenance and repairs on building equipment.
- Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, and fire protection.
- Represent BJCC in enhancing tenant and customer satisfaction and maintaining positive relations.
- Receive and action Service Request calls/emails, particularly after hours and on weekends.
- Must be able and willing to work shifts and be available for emergency call-out as required.
- On site, the Shift Operator cannot leave the facility unattended until their relief arrives. The control room cannot be left unattended for more than 30 minutes. Other duties as assigned.
- College Diploma in a related discipline.
- Minimum three (3) to five (5) years’ experience as a technician in key trades such as HVAC building maintenance/operations. (License considered an Asset).

- Excellent interpersonal relationship skills.
- Awareness of Environment, Health & Safety Issues.
- Ability to converse on the phone with clients in a polite and helpful manner.
- Good computer skills; familiarity with various programs on ten PCs.
- Able to operate the front-end controllers on boilers and chillers for optimum operation.
- Able to perform chemical analysis of various systems and make informed adjustments to maintain system integrity.
- Ability to deal with contractors and coordinate system operations with contractor activities to ensure no interruptions to the critical environment and client operations.
- As the Shift Operator is responsible for receiving and auctioning Service Calls. Bilingualism is a strong asset.
- Hold or be working towards qualifications as a Stationary Engineer Class II, III or IV, or certification in Building System Controls, Power Engineering.
- Hold or be working towards qualifications as a provincially licensed tradesperson or hold a Competency Card (Quebec) HVAC Facilities Technician, Building Operator, BES, SMT, SMA or equivalent.
