About this Role
The Residential Leasing Manager is responsible for driving occupancy, rental revenue, and resident quality across Taggart Realty Management’s residential portfolio of approximately 1,000 suites. This is a hands-on leasing leadership role that combines direct leasing activity with portfolio-level pricing, vacancy management, and performance accountability.
The role is responsible for ensuring that every vacant suite is priced correctly, marketed effectively, leased quickly, and delivered rent-ready, while maintaining compliance, brand standards, and a high-quality resident experience.
Key Responsibilities
- Accountable for residential rental revenue, occupancy, and leasing velocity across the residential portfolio, including meeting or exceeding budgeted rent, vacancy, and absorption targets.
- Develop and execute leasing strategies in collaboration with Asset Management to maximize portfolio performance.
- Personally conduct leasing activity including inquiries, showings, applications, negotiations, and lease execution for assigned buildings and high-value or complex deals.
- Manage rent pricing, incentives, and lease terms to balance speed of lease-up with long-term revenue performance.
- Track vacancy exposure and maintain rolling 30-, and 60-day vacancy forecasts by building and unit type.
- Coordinate with Property Management to ensure suites are turned, repaired, cleaned, and delivered rent-ready on schedule; identify and elevate risks to leasing timelines.
- Proactively source and secure tenants through advertising platforms, referrals, outreach, leasing events, and community engagement.
- Manage the full leasing lifecycle including showings, application review, credit and reference checks, lease negotiations, renewals, amendments, and vacancy planning.
- Ensure all lease documentation is accurate and compliant with the Residential Tenancies Act and company policies; coordinate with legal counsel as required.
- Monitor critical leasing dates including expirations, renewals, and turnover timelines.
- Conduct market analysis of competing properties, rental rates, incentives, and demand trends; recommend pricing and promotional strategies.
- Oversee marketing materials, listings, signage, and online presence to ensure accuracy and brand alignment.
- Prepare leasing and performance reports and support annual leasing and marketing budgets; monitor results against targets.
- Support resident retention and leasing-related inquiries to maintain a positive customer experience.
- Conduct property inspections to ensure curb appeal and leasing presentation standards are maintained.
- Provide day-to-day direction to leasing staff or agents and participate in leasing meetings, budget reviews, and asset performance discussions.
- Participate in industry, networking, and community events to promote the residential portfolio.
Education and Experience Requirements
- Minimum five years of experience in residential leasing, property management, or a related real estate field.
- Post-secondary education in Property Management, Real Estate, Business, or related discipline preferred.
- Strong knowledge of residential leasing practices and Ontario’s Residential Tenancies Act.
