Position Overview:
The Property Manager is responsible to:
oversee the day-to-day operation of a multi-residential rental complexsupervise, coach and guide the site Superintendentsprovide guidance to the Rental Agents assigned at the siteschedule contractors as requiredmaintain resident relationshipscomplete reports and maintain records on a timely basisRequirements for success:
College diploma in Business Administration or relevant field of study3 to 5 years’ experience in property management, office administration, leasing or customer serviceKnowledge of current laws and legislation pertaining to the Residential Tenancies ActStrong organizational skillsAbility to manage multiple assignments and deadlinesExcellent oral and written communication skills in EnglishProactive communication with tenants and prospective tenantsAbility to solve problems in a professional mannerCapacity to deal with sensitive issuesExcellent customer serviceProficiency using MS Office Suite (Outlook, Word, Excel)Experience using Yardi or a similar databaseKeeps current knowledge on practices in the market and other buildings in the areaAbility to work independently and in a team environmentGood conflict-resolution skills, ability to deal patiently, tactfully and effectively with emotionally charged situations and a client base with diverse cultural, educational and socio-economic backgroundsDisplays a positive work attitude and is enthusiasticYour new role and responsibilities:
Assuming responsibility to identify and address all operational issues to ensure the property and equipment are all maintained at the Osgoode standardSupervising, coaching and guiding the site maintenance staff in the completion of their assigned dutiesSupervising, coaching and guiding the Rental Agents in the completion of their assigned duties and assign other duties as time permitsReceiving resident requests and addressing their needsEnsuring the maintenance and cleanliness of the building/site is maintained to high standardsShowing and leasing of suitesLeasing application due diligence and approvalAdministering all lease and renewal documentationOverseeing leasing and administration staff as assigned to the building/siteCollecting rent and following-up on arrearsMaintaining building records within the company database (ledgers, deposits, leases)Maintains occupancy, income levels and expense controls in accordance with budget requirementsInspecting the condition of suites to determine required maintenance work for turnoverOverseeing the timed and planned preparation of vacated suites by staff and outside contractors to ensure show-ready conditionEnsuring contractors and staff comply with all applicable legislation including but not limited to Occupational Health and Safety, Fire Safety RegulationsIdentifying maintenance issues and addressing these within budgetEnsuring all corporate standards and policies for staff, residents and building/site are maintainedProducing reports and maintaining recordsThis posting is for an existing vacancy.
