Job SummaryThe Technician III is responsible for operating facility mechanical and supporting systems, performing structured inspections, preventative and corrective maintenance, routine and on‑demand services, and ensuring compliance with environmental, health, safety, and fire protection requirements.
KeyDuties & Responsibilities
- Observe and report facility, mechanical, and electrical equipment conditions and suggest enhancements and repairs.
- Perform work according to established processes and practices.
- Comply with internal and external requirements, including environmental, health, safety, and fire protection.
- Conduct regular monitoring inspections, preventative and corrective maintenance to meet uptime objectives.
- Respond to routine and on‑demand service requests and perform maintenance on mechanical equipment and systems.
- Conduct facility walk‑throughs for mechanical, electrical, and other equipment monitoring.
- Operate facility mechanical and other systems.
- Manage the work‑order lifecycle, ensuring completion and recording resolution data in the service maintenance database.
- Assist in implementing the preventive maintenance (PM) program and maintain related documentation.
- Enhance tenant and customer satisfaction through quality service delivery.
- Assist with facility‑related projects and ensure compliance with corporate and legal policies.
- Maintain assigned tools and arrange for repair or replacement.
- Submit expenditures promptly.
- Perform any other duties as assigned.
- High‑school diploma plus trade training and/or certification or licensing.
- Minimum 3 years of experience in preventive and corrective maintenance on HVAC, pneumatic, or hydraulic systems.
- Strong knowledge of facility operations and maintenance processes.
- Ability to troubleshoot and repair mechanical and building systems.
- Strong environmental, health & safety mindset.
- Client‑service orientation with a high sense of urgency.
- Knowledge of Building Automation Systems (BAS) and HVAC systems.
- Effective communication skills for data relay and clarification.
- Mentoring skills to support lower‑level technician development.
- Availability for shifts, on‑call/standby, and emergency call‑outs.
- Strict adherence to Health and Safety policies, including PPE use.
- Capability to obtain security clearance.
- Valid driver’s license.
- Building Operator Certification or equivalent through an accredited institution.
- Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license).
