Plans, organizes, and controls a defined portion of a planned maintenance operation for a university campus. Responsible for the overall long-term and daily planning, and scheduling of a defined group's maintenance activities. Establishes and maintains an accurate inventory of related, existing building equipment and systems. This position focuses on the HVAC trade. Hours are Monday through Friday, 7:00 am to 3:30 pm.
EssentialDuties
- Provides direction, focus, guidance, support, prioritization, and oversight for a section of a planned maintenance program.
- Ensures equipment and systems data are entered and maintained in CMMS; develops detailed maintenance procedures; prepares daily work schedules; reviews maintenance plan program effectiveness; reviews and compiles predictive analyses results obtained by maintenance staff.
- Develops a preventive maintenance (PM) program; maintains equipment history.
- Verifies parts and/or materials needed for scheduled work; assembles the planned job package with detailed work orders, job plans, labor deployment, bill of materials, procurement plans, permits, and technical references.
- Nine months of training beyond high school in a relevant trade and three years of experience in that trade, or an equivalent combination of education and experience.
- Driver's license required.
- May require specialized training certificates.
- Knowledge of facility systems such as plumbing, HVAC, electrical, building automation, roof systems, and structures.
- Knowledge of safety regulations and practices.
- Ability to interpret drawings, specifications, control diagrams, and technical data.
- Ability to handle multiple tasks, prioritize, and make independent decisions.
- Ability to maintain detailed records of maintenance activities.
- Effective verbal and written communication skills.
- Interpersonal skills to interact effectively with personnel and the public.
- Proficiency in business software and CMMS applications.
Physical effort includes walking, standing, lifting 25-50 pounds. Some risk of accidents and dealing with modestly unpleasant situations.
