This role can be considered as full or part time, and is remote, with expectation for a minimum of 1 day a month in the office in Surrey.
We’re on the hunt for a brilliant property expert to join our business as a Property Lead; someone who has proven experience leading the delivery of a Property strategy across a fast paced, customer focused business.
This role is accountable for all aspects of strategic planning, including acquisitions, relocations, renewals and rent reviews. The ideal person for this role will be pro‑active, commercial and pragmatic, keen to make real business impact. You’ll be solutions focused, with the ability to be agile, to deliver both immediate and long‑term results.

- Contribute to the strategic framework of the organisation and the development of business’ property plans
- To determine the feasibility of making changes to the property portfolio specifically in relation to new stores, relocations and closures
- Lead monthly meeting with CEO to discuss property strategy and portfolio changes
- Maintain a property records system and manage all lease events in an effective manner
- Liaise and manage any third‑party consultants instructed to negotiate on property portfolio matters
- Undertake or co‑ordinate rent reviews with landlords
- Partner with the lawyers to draw up lease documentation in line with agreed HOTs.
- Ensure accurate records and monitoring information is available in relation to the property portfolio
- Work with the Finance team to ensure the correct payments are made in accordance with portfolio leases including turnover information.
- Work with Finance Director and Retail Director to ensure budgets for occupancy costs are correctly set
- Support the Facilities team to ensure landlords undertake their repairing obligations under leases where stores are impacted.
- Review landlord service charges and challenge where necessary
- Work closely with any appointed Rating consultant and provide up to date lease information to challenge RVs in any rating list.
- Deal with any landlord dilapidation claims, resulting from the changes in the portfolio.
- Support the store development team during any fit‑out process.
- Proven as a talented Property Manager, ideally within the Retail, Leisure or Hospitality industry
- Strong commercial mindset with experience as a budget holder
- A fantastic communicator with a natural flair for building great relationships
- Exceptional influence and negotiation skills
- Experience managing external suppliers and contractors
- Detail-orientated
- Hands on approach in delivering great business results
- A resilient, resourceful and ‘can do’ mentality
