Job Overview
Responsible for performing Center maintenance and repair in the following crafts: electrical, carpentry, plumbing, heating/ventilation repair and computerized HVAC control system, in compliance with government, corporate, and management directives.
Pay: $23.68/hour plus an additional $4.93/hour (up to maximum of 40 hours per week) used to offset the cost of elected benefits
Hours:
M-F, 8:00am-5:00pm
Retirement Plan:
Eligible to participate in company 401(k) with Company matching after 1 year
Vacation:
Minimum of ten days per year. Actual days are based upon your Service Date
Sick Time:
Accrued sick time at 1 hour per 30 hours worked, capped at 56 hours per year
Holidays: 12 paid holidays per year

Responsibilities
Essential Duties &
Job Functions:
* Maintains residential facilities including plumbing, electrical, HVAC etc. as well as running other equipment i.e. backhoes, skid steers, forklifts, and trailer towing.
* Utilizes basic computer skills for checking assigned tasks.
* Utilizes basic combustion, heat transfer principles, and fuel characters.
* Applies basic carpentry trade practices and techniques to assigned jobs.
* Regularly uses tapes, rulers and squares, and various shop tools and common power tools in the performance of assignments.
* Utilizes independent judgment for planning and performing a variety of tasks.
* Selects tools, decides on methods and techniques to use, and carries out the work with little check during its progress.
* Determines where to begin, how to complete the job, and operates equipment according to the conditions present.
* Reviews manufacturer and technical manuals to operate and maintain equipment and apply basic knowledge for repairing or ordering repairs for equipment problems.
* Executes maintenance related duties, including providing assistance and coordination with the Programs Officer.
* Works from oral and written instructions and work orders.
* Applies chemicals, and repairs irrigation systems when performing ground maintenance duties.
* Operates vehicles up to a 1 ton capacity in performance of duties.
* Assists with winter show removal and operation of snow plows and salter machines as applicable by location.
* Utilizes judgment in interpreting and adapting guidelines based on facility needs and/or situation which may include performing complex functions that differ with the needs of the task being performed.
* Identifies and analyzes conditions.
* Determines what needs to be done during the shift and sets priorities and deadlines. This requires understanding the needs of the center and determining which task will least affect the centers operations. Ensures accurate documentation of tasks completed and tasks assigned through appropriate electronic communication.
* Troubleshoots, repairs and adjusts heating/ventilation systems, i.e. boilers, burners, pumps, air handlers, computerized control and perform flue gas analysis.
* Troubleshoots, repairs and maintains electrical circuits and fixtures.
* Effectively repairs of plumbing, i.e. leaks, clogs and new installations.
* Performs all other related duties as assigned.
Job Requirements
Mandatory:
* High school diploma or general education degree (GED).
* Three years related grounds keeping/craft/maintenance experience and/or training.
* Successfully pass background check and drug test required on the contract.
* Current, valid driver's license and an acceptable driving record.
