Overview
The Project Manager will lead the full life cycle of a $175M, 400+ unit podium multifamily development in Palo Alto. This includes preconstruction support, buyout, budget control, schedule management, subcontractor coordination, risk mitigation, and overall project delivery.
Responsibilities- Manage project budgets, forecasting, and cost reporting.
- Lead subcontractor buyout, scope development, and contract administration.
- Maintain master schedule; ensure timely sequencing and critical-path alignment.
- Oversee RFIs, submittals, change orders, and quality documentation.
- Partner closely with the Superintendent on all field-related decisions.
- Lead progress meetings with owner, design team, and internal stakeholders.
- Ensure timely construction through closeout and turnover.
- Multifamily GC experience on 250+ to 500+ unit projects, preferably podium structures.
- Clear track record of starting and finishing projects (no job-hoppers).
- Experience managing complex site conditions: shoring, ground improvements, logistics.
- Strong communication and ownership mindset.
- Procore/Bluebeam proficiency.
