Property Management, Operations Manager
Position Summary
The Senior Property Manager is responsible for the full scope of operations for an assigned portfolio of commercial properties. The ideal candidate will bring extensive experience in property operations, tenant relations, financial management, and construction oversight. This role requires a proactive, ownership-oriented mindset and the ability to lead, support, and coordinate results.
Responsibilities- Property Maintenance and Tenant Interaction
- Oversee all day‑to‑day building operations, including maintenance, repairs, janitorial, security, engineering, and life‑safety programs.
- Responsible for establishing and maintaining a proactive tenant relations program.
- Administer tenant leases with emphasis on operational clauses and compliance to building operations.
- Establish operating policy consistent with the objectives of Ownership.
- Monitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims as required.
- Property Reporting and Accounting
- Prepare monthly management and financial reports.
- Responsible for annual budget preparation and year‑end reconciliations.
Ensure all reporting requirements are completed accurately and on schedule.
- Leasing Support
- Responsible for supporting the leasing and marketing program for the project.
- Ensure positive relations with listing brokers and external agents.
- Participate in lease negotiations as necessary and monitor lease document preparation.
- Vendor and Contract Administration
- Review and approve all contracts, expenditures, and purchase orders related to the property.
- Solicit, evaluate, and award vendor bids for building services and capital projects.
- Maintain a working knowledge of all vendor contracts and ensure compliance.
- Coordinate and oversee all construction work to ensure that all alterations are performed in accordance with building standards, applicable lease provisions, and local code requirements.
- Direct and monitor legal counsel's production of legal documents and other legal activities, including litigation.
- Supervisory Responsibilities
- Provide leadership, guidance, and performance management for on‑site personnel.
- Conduct performance evaluations and support employee development.
- Responsible for employee management, including interviewing and hiring; assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
- Responsible for hiring and managing external building personnel.
- Experience
- 7–10 years’ experience in property management of commercial real estate is required.
- Strong written and verbal communication skills.
- Strong customer service skills required.
- Education
- BA/BS degree preferred.
- In lieu of a degree, 10+ years of relevant experience will be accepted.
- Computer Skills
- Strong proficiency in Microsoft Word, Excel, and Outlook.
- Competent in accounting systems.
- Ability to learn and utilize other software programs as required.

- Knowledge of commercial construction.
- Experience with business and management principles and practices.
- Knowledge of supervisory principles and practices.
- Knowledge of project management principles and practices.
- Reasoning Ability
- Must have the ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
