Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to assist with property maintenance operations. This role is responsible for plumbing, painting, drywall repair, preparing vacant apartments for move‑in, and addressing resident service requests. Additionally, this role supports overflow maintenance needs and assists with property upkeep as required.

• Prepare vacant apartments for move‑in, including repairs, painting, and cleaning
• Perform plumbing, painting, drywall repairs, and general maintenance tasks
• Clean out trash and debris from apartments before, during, and after the make‑ready process
• Respond to resident maintenance requests and service calls as assigned
• Identify and report maintenance or liability hazards during daily tasks
• Perform preventive maintenance on equipment and apartment units
• Maintain clear communication with on‑site staff and property managers regarding work progress
• Assist with additional property needs, including groundskeeping, trash pickup, pool maintenance, and housekeeping as required
• Participate in on‑call duty for after‑hours and weekend emergencies as assigned
• May be required to work at multiple WPMC properties as needed

• 1-3 years of maintenance experience in an apartment community or related field
• HVAC certification preferred
• Strong mechanical aptitude and problem‑solving skills
• Knowledge of plumbing, heating, air conditioning, construction, and electrical systems
• Ability to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps
• Strong organizational skills and attention to detail
• Ability to work independently and in a team environment
• Flexible schedule, including availability for weekends, holidays, and emergency after‑hours calls
• Dependability and strong work ethic
• Reliable transportation to support property needs
• Must pass a criminal background check and drug screening
• Valid driver’s license with a clear Motor Vehicle Record

• Ability to lift and carry up to 50 lbs
• Frequent bending, kneeling, stooping, and climbing ladders
• Ability to work outdoors in all weather conditions
• Use of hand and power tools for extended periods
