POSITION

DESCRIPTION

The Project Manager – Commercial, Full Time is responsible for ensuring the project is completed on time, within budget and constructed to superior quality. They are the intermediary for field and office staff to ensure that projects have the support they need to succeed. They will oversee all pre‑construction activities including plan development, permitting, and final budgets prior to construction groundbreaking.

They coordinate the construction phases by supporting the project superintendent with daily construction activities, reviewing RFI and submittals logs to ensure they are addressed timely, coordinating with Purchasing/Estimating to ensure contracts and PO’s have been completed in advance of work and with proper lead time, and maintaining progress reports and communication with senior management and owner, and maintaining the master construction schedule.

They will also oversee project close‑out, including punch lists and final delivery of commercial projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Manage plan development phase through Construction Documents.
  • Apply for and obtain all permits and approvals, including any local, state, and federal approvals.
  • Oversee and support project superintendent on daily construction activities.
  • Oversee all subcontract awards, subcontract execution, and timely release of PO’s to ensure timely construction.
  • Ensure no gaps in project scopes and specifications to control costs.
  • Review and negotiate all change order requests from trade partners and suppliers.
  • Provide weekly status reports on construction schedule, buy‑out, procurement, contracting and PO acceptance.
  • Assist in value engineering exercises and viability of solutions.
  • Assist and resolve concerns and disputes related to project.
  • Manage project risk exposure and account for all unforeseen time impacts to schedule and budget.
  • Enforce accountability of all direct personnel and supporting departments.
  • Review and approve work completion and pay apps from trade partners and suppliers.
  • Mentor and build project team to maintain high levels of morale and productivity.
  • Follow all company safety and security policies and procedures; report incidents, injuries, and unsafe work practices to management; complete safety training and certifications. Maintain files of Safety Data Sheets and follow safe work practices.
  • Other duties as assigned.
QUALIFICATIONS

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Bachelor’s degree in construction management and/or minimum of 5 years related experience working on commercial projects.
  • Experience managing commercial projects of $20+ million dollars.
  • Extensive knowledge of construction industry practices and procedures, as well as construction scheduling and cost control.
  • Knowledge of construction costs to assist purchasing/estimating team with budget development and management.
  • Has a working knowledge of construction law and practices.
  • Has strong negotiation skills.
  • Ability to communicate with trade partners, vendors, and employees at all levels of the organization.
  • Ability to effectively lead, mentor and build high performing teams.
  • Ability to identify deficient work and provide resolution.
  • Thorough and attentive to details; organizational skills and can run multiple tasks simultaneously.
  • Ability to proactively plan for any risks and help to meet or exceed deadlines.
  • Ability to read and comprehend complex instructions, plans, specifications.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web based applications.…
