Preconstruction Manager – DPR Construction

DPR Construction is seeking a Preconstruction Manager with at least 8+ years of commercial construction experience. Precon Managers will work primarily on negotiated commercial projects within our core markets: healthcare, advanced technology, higher education, life sciences and corporate office. In this role, you will work closely with architects, engineers, owners, and subcontractors.

• Handling the project from first estimate all the way through subcontracts being formalized.
• Look beyond provided information, ask the right questions, and provide a complete project cost evaluation.
• Collaborate with customers, empowering and informing them throughout the project.
• Provide innovative solutions to complex issues related to cost, lead-times, trade partners, and/or specified products or materials.
• Make reliable cost predictions and estimate across all scopes of work.
• Prepare detailed conceptual cost estimates and studies from schematic or feasibility-level documentation.
• Prepare detailed estimates and, as design evolves, develop variance summaries between estimates and value engineering studies.
• Assemble a complete presentation-ready estimate package that clearly communicates project cost.
• Collaborate with the project team to establish the necessary requirements and understand unit costs and factors affecting construction cost.
• Prepare detailed bidder instructions, trade-specific clarifications, and comprehensive bid packages.
• Experience with the bidding process: soliciting bids, communicating with bidders, evaluating subcontractor proposals, and using bid tally sheets.
• Make subcontractor award recommendations to the customer/owner and negotiate/finalize subcontracts with trade partners.
• Participate in and often lead the preparation and presentation of cost/budget information to the customer/owner.
• Experience as part of a team involved in RFP responses and formal project presentations.
• Engage and develop business with new and existing customers.
• Lead the preparation and presentation of cost/budget information to the customer/owner.
• Lead and facilitate value engineering sessions with the project team and design team.
• Familiar with reviewing construction contracts and identifying key insurance and damages clauses.
• Lead, manage and motivate project teams during the preconstruction phase of a project.

• Flexible, detail-oriented team player able to manage multiple tasks, produce quality work, and meet deadlines.
• Excellent listening and strong communication skills.
• Creative and innovative approaches on a project-by-project basis.
• Ability to identify, adapt to, and resolve complex issues.
• Effective participation in a team environment with external and internal teammates.
• Proficient computer skills in Microsoft Office Suite, estimating software (Win Est, Timberline or similar), take-off software (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar).
• 8+ years of experience as a commercial construction estimator, preferably within the healthcare market.
• Bachelor’s degree.
• A strong work ethic and a “can-do” attitude.
• This job is salaried.
