Community Manager

The Community Manager oversees entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial administration, and risk management. The on‑site leader ensures compliance with Asset policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; create weekly schedules; address performance issues with proper documentation.
  • Financial Management: achieve highest possible net operating income, implement cost control, prepare yearly operating budgets, reconcile rent collections, and vendor invoices.
  • Strategic Leasing Management: develop yearly marketing plans, execute leasing techniques to close units, respond to resident complaints, and implement retention programs.
  • Administrative & Maintenance Management: ensure accurate reporting, lead emergency response, monitor maintenance requests, maintain property appearance, and oversee budgeting for supplies and equipment.
  • Leadership & Compliance: uphold company policies, safety standards, fair housing practices, and OSHA requirements.
Education & Experience
  • High School Diploma or equivalent; degree preferred or four years of housing industry experience, or one to two years related experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular communication with others; repetitive wrist and hand movements; ability to work overtime, weekends, and night hours.
  • Stationary standing or sitting for prolonged periods; moving between work sites; using ladders, stairs, tools, and handling objects up to 25 lbs.
  • Ability to work in various environments, including tight spaces, outdoor weather, and hazardous conditions.
License & Equipment
  • Reliable transportation required for emergency on‑call duties.
Compensation

Salary Range: $63,000 per year to $68,000 per year.

Additional compensation includes a comprehensive rewards package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses (where applicable); paid sick days and company holidays.
