Job Overview

FAR Inspections is seeking highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. This is an independent contractor role that offers predictable, full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; strong time‑management and deadline‑adherence skills are essential. The position is based in Reno, NV, and FAR Inspections has been in business for over nine years.

Mortgage lenders require periodic updates on their properties. As an independent contractor, you will conduct inspections that verify property occupancy and report the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

• Complete most inspections within 5–6 minutes.
• Finish inspections within four days after assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take nine or more photos of the property with brief comments.
• Fill out a short form in the inspection app.
• Be able to drive extended periods while making numerous stops within the assigned territory.

• Computer with an internet connection.
• Reliable vehicle; good gas mileage is a plus as you will pay for your own gas.
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, the equivalent hourly rate ranges from $30 to $40. Depending on the county and whether it is urban or rural, you will complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties offer higher rates;

higher‑volume counties offer lower rates. Work is consistent month‑to‑month, and you can earn more as you become established, expand your availability, or cover a larger territory. No additional mileage reimbursement is provided beyond the flat fee per inspection.
