Operating Engineer at JLL – responsible for the proper operation and maintenance of boilers and all associated equipment in the Boiler Room to ensure a safe, healthy, and comfortable environment for staff and visitors.

Wednesday – Saturday, 6 PM – 6 AM (24/7 shift covering)
Proposed Salary: $33.00 – $36.00 per hour
Responsibilities- Have a working knowledge of the State of New Jersey Administrative CODE (NJAC) 12:90 boiler, pressure vessels, and refrigeration.
- Keep current on all New Jersey Administrative Code updates.
- Operate and monitor all boilers and support systems, making connections, adjustments, and repairs as necessary.
- Evaluate problems to determine seriousness and correct or report to the Chief Engineer; notify appropriate managers of major breakdowns.
- Maintain daily logs of operation, maintenance, repair, and safety activities, including test results, instrument readings, equipment malfunctions, preventive maintenance tasks, and completed shift checklists.
- Test boiler water quality and/or arrange for testing; take corrective action such as adding chemicals to prevent corrosion and harmful deposits as directed by the Chief Engineer.
- Diagnose problems, activate valves to maintain required water levels, adjust combustion air and fuel flow to burners; monitor boiler controls, safety valves, gauges, burners, and alarms for leaks or malfunctions.
- Perform scheduled preventive maintenance tasks and repair work orders; overhaul or replace valves, pumps, burners, controls, alarms, and coils (steam/hot water) as directed.
- Perform weekly Emergency Generator "No Load Test" and immediately report any problems to the Chief Engineer.
- Keep Boiler Room areas and equipment clean and orderly at all times.
- Inform the Chief Engineer when fuel oil, water treatment chemicals, testing chemicals, charts, logs, and other supplies are running low.
- Follow safety regulations and report any hazards, malfunctions, and required repairs.
- Perform all other maintenance and repair tasks and related duties as directed.
- Operate and maintain a 4 MW co‑gen system and all related equipment.
- Hold an NJ Blue Seal steam license (or a High‑Pressure black seal with a requirement to obtain the NJ Blue Seal within one year).
