Pyramid Construction Services is seeking a Preconstruction Manager to join our growing team. This individual will play a key role in project planning, budgeting, design coordination, and estimating during the preconstruction phase of commercial construction projects.

The ideal candidate will have 5 to 10 years of experience estimating and managing preconstruction activities in negotiated and competitive scenarios for a general contractor and possess the ability to develop accurate conceptual, schematic, and detailed estimates throughout the design process. This position requires strong communication skills, attention to detail, and the ability to collaborate with owners, architects, engineers, subcontractors, and internal project teams.

This role is ideal for an experienced estimator looking to expand into a broader preconstruction leadership position while remaining heavily involved in cost planning and project development.

  • Prepare conceptual, schematic, design development, and guaranteed maximum price estimates.
  • Develop budgets from limited design information and conceptual project criteria.
  • Analyze drawings, specifications, and project requirements to determine accurate construction costs.
  • Solicit and evaluate subcontractor and supplier pricing.
  • Identify cost drivers, project risks, and value engineering opportunities.
  • Develop detailed quantity takeoffs and estimate summaries.
  • Track estimate evolution through the design process and communicate cost impacts resulting from design changes.
  • Maintain current knowledge of labor, material, equipment, and market pricing trends.
Preconstruction Management
  • Lead preconstruction activities from project pursuit through turnover to operations.
  • Assist owners and design teams in establishing project scope, budget, schedule, and project goals.
  • Coordinate with architects, engineers, consultants, and subcontractors during design development.
  • Develop and maintain preconstruction schedules and milestone tracking.
  • Facilitate design review meetings and document project decisions.
  • Participate in constructability reviews and identify potential project challenges early in the process.
  • Assist in developing procurement strategies and identifying long-lead materials.
  • Support contract and proposal development activities.
  • Maintain organized project records and preconstruction documentation.
Collaboration & Client Relations
  • Build and maintain relationships with owners, architects, engineers, and subcontractors.
  • Present budgets, estimates, and cost analyses to internal and external stakeholders.
  • Communicate project risks, assumptions, exclusions, and opportunities clearly and professionally.
  • Work closely with project management and field operations teams to ensure a successful project transition.
Qualifications Required
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent industry experience.
  • 5 to 10 years of commercial construction estimating or preconstruction experience with a general contractor.
  • Demonstrated experience developing conceptual and schematic estimates.
  • Strong understanding of commercial construction methods, materials, and systems.
  • Experience soliciting and evaluating subcontractor pricing.
  • Ability to interpret construction drawings and specifications.
  • Proficiency in Microsoft Excel and Word, and on-screen takeoff software platforms.
  • Strong written, verbal, and presentation skills.
Preferred
  • Experience with design-build project delivery.
  • Experience developing guaranteed maximum prices and managing budgets throughout design.
  • Familiarity with Procore, Bluebeam, On-Screen Takeoff, Building Connected, or similar construction technology platforms.
  • Knowledge of healthcare, education, industrial, institutional, senior living, or commercial construction projects.
Key Attributes
  • Strong conceptual thinker with sound construction judgment.
  • Ability to create reliable budgets with incomplete information.
  • Detail-oriented while maintaining awareness of overall project objectives.
  • Collaborative and team-focused.
  • Strong organizational and communication skills.
  • Comfortable interacting directly with owners and design professionals.
