- Support the Executive Director in increasing occupancy, meeting budgeted occupancy, revenue, and maintaining a waiting list for available apartments.
- Stay updated on relevant operational, competitive analysis data, and company information to respond effectively to lead inquiries.
- Achieve community sales objectives and move‑in goals as identified by the Executive Director and the Regional Director of Sales, and meet annual budgeted census and per‑diem targets.
- Develop and implement marketing plans for the community, refining the detailed plan quarterly for review by the Regional Director of Sales/Marketing.
- Advise solutions that match prospective residents’ needs, overcoming objections by demonstrating benefits and negotiating a mutually beneficial outcome.
- Work with appropriate community managers to finalize residency contracts, ensuring that sales efforts are proportionate to urgency and appropriateness for the community, and guarantee a smooth transition for residents from the sales process through the move‑in process.
- Minimum of 3 to 5 years of sales experience with a record of consistently meeting or exceeding sales performance goals.
- High school diploma required; college credits or degree preferred or satisfying state experience requirements.
