Overview of roleFacility Maintenance Tech Senior is responsible for performing advanced maintenance tasks and troubleshooting across various building systems, including HVAC, plumbing, electrical, and mechanical systems. This position involves taking the lead on more complex maintenance issues, ensuring the reliability and safety of facility operations. The Senior Technician works independently, applying their expertise to resolve challenging maintenance problems and conducting preventive maintenance to keep the facility running smoothly.
Dealing with seals, pumps, and motors in the Caterpillar water treatment facility- HVAC, certification would be helpful, but not required to get the position. Plumbing experience would be extremely beneficial for this position.

- Perform troubleshooting, repairs, and preventive maintenance on HVAC, plumbing, electrical, and mechanical systems.
- Take the lead on complex maintenance tasks, providing technical expertise to solve difficult problems.
- Ensure all work complies with safety regulations, building codes, and industry standards.
- Maintain accurate records of maintenance activities, including repairs, inspections, and system diagnostics.
- Assist in the development and execution of maintenance schedules to ensure minimal facility downtime.
- Manage and maintain maintenance tools, equipment, and inventory to ensure readiness for all tasks.
- Respond promptly to emergency maintenance requests, minimizing disruptions to facility operations.
- Contribute technical knowledge to facility improvement projects, including system upgrades and replacements.
- Provide mentorship to junior maintenance staff, offering guidance on advanced troubleshooting and repair techniques.
- High school diploma or equivalent (associate or bachelor’s degree in a related field preferred).
- At least 5 years of experience in facility maintenance or a similar technical role.
- Extensive knowledge and hands‑on experience with HVAC, plumbing, electrical, and mechanical systems.
- Proven ability to troubleshoot and repair complex facility systems independently.
- Strong understanding of safety standards, building codes, and regulatory compliance.
- Ability to work autonomously with minimal supervision and take initiative on maintenance tasks.
- Excellent organizational and time management skills to handle multiple tasks effectively.
- Strong communication skills to collaborate with team members and management.
- Technical certifications (e.g., EPA, CFC, Journeyman, or other relevant certifications in HVAC, plumbing, or electrical systems).
- Experience with facility management software (e.g., CMMS) for work order tracking, reporting, and maintenance scheduling.
- Knowledge of energy‑efficient practices and sustainable facility operations.
- Proficiency in maintenance management software (e.g., CMMS) for tracking work orders, maintenance schedules, and reports.
- Ability to use diagnostic tools and advanced maintenance equipment.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook) for documentation and communication.
- Ability to lift up to 50 lbs. and perform physical tasks such as climbing ladders, working in confined spaces, or handling heavy equipment.
- Willingness to work flexible hours, including evenings, weekends, and on‑call shifts when needed.
- Valid driver’s license, with the ability to travel between multiple facility locations as required.
- Commitment to safety and continuous improvement in maintenance practices.
