Maintenance Technician / Mechanic, HVAC Tech / Heating Engineer
The E1 is responsible for managing and performing building systems maintenance and complex tenant requests. The E1 accurately records and reports daily work in a clear, concise, and timely manner and must be available after hours for emergencies or special assignments.
This position requires formal trade school training and significant experience in preventive maintenance and repair of mechanical and non‑mechanical systems. The E1 must be self‑motivated and capable of working both independently and in team environments.
The role may include leadership duties such as oversight, training, and coaching of junior engineers. The E1 may also support the Construction Team with technical advice. Safety awareness is required at all times. Occasional overtime may be required.
Functional knowledge and skills in the following- Computerized Maintenance Management Systems (CMMS)
- Building management systems (BMS)
- Direct Digital Controls (DDC) and pneumatic control systems
- HVAC systems, including chillers, boilers, cooling towers, pumps, and VFDs
- Refrigeration system operation and repair
- Electrical troubleshooting, repairs, and safety
- Lighting design and control systems
- Energy management practices and standards
- Emergency power systems, including generators, ATS, UPS, and PDU
- Fire alarm testing, maintenance, and operation
- Plumbing design, troubleshooting, and repair
- Building envelope systems, including waterproofing and roofing
- Ability to read drawings, schematics, and wiring diagrams
- Maintains an orderly shop and adheres to safety programs
- Complies with procurement and accounting requirements
- Proficient in MS Excel, Word, and Outlook
- EPA 608 Universal Certification required
- Valid driver license and clean DMV record
- Compliance with all applicable local, state, and federal regulations
- Professional appearance and communication skills

- Ability to manage anger, remain calm, and respond appropriately in difficult situations

- High School Diploma required
- 5+ years as a journeyman stationary engineer
- Trade school certification in mechanical, electrical, or plumbing systems
- Related BS degree preferred
- Experience supporting cross‑functional engineering and operations teams
Work may occur indoors or outdoors with exposure to moving mechanical equipment, seasonal temperatures, chemicals, electrical hazards, heights, and loud noise levels. Must be able to perform work at any and all buildings as needed and on demand.
Physical Ability Requirements- Vision: ability to see fine details, distinguish colors, and judge distances
- Hearing: ability to hear alarms, mechanical changes, and speech in noisy environments
- Dexterity: fine motor control for tools and mechanical components
- Quick reactions: ability to respond rapidly using hands, fingers, or feet
- Mobility & endurance: ability to walk long distances, stand for long periods, climb ladders, bend, reach, kneel, and crawl
- Lifting & carrying: ability to frequently lift 25 lbs and occasionally 30–50 lbs
- Ability to work in hot, cold, humid, confined, or elevated areas
- Proper use of required PPE including eye, hand, hearing, respiratory, and fall protection
- Ability to work around rotating equipment, energized components, and pressurized systems
- Ability to perform repetitive tasks using tools and valves
- Ability to respond safely to building alarms, outages, and emergency conditions
- Participation in rotating on‑call schedule
- Occasional overtime required
Local travel expected - Must be legally authorized to work in the U.S.
