Job Role

This is an exciting opportunity for a Property Management professional to take responsibility for a varied portfolio of residential properties across an established regional patch.

You’ll act as a key contact for clients, tenants, contractors and other stakeholders, ensuring properties are well managed while providing practical input into the wider management and development of the portfolio.

Location

Peterborough Based.

Salary Package

Up to £45,000 Basic Salary Depending on Experience + Car Allowance + Benefits.

Key Responsibilities
  • Oversee a diverse portfolio of residential properties, ensuring estates are managed efficiently, professionally and in line with relevant regulations.
  • Build strong working relationships with landowners, tenants, contractors and other stakeholders, acting as a trusted point of contact for day-to-day property matters.
  • Conduct regular property inspections, identify maintenance requirements and coordinate repair programmes with appropriate contractors.
  • Take ownership of tenancy and letting matters, including sourcing and assessing quotations, providing rental market advice and negotiating rent reviews.
  • Manage property budgets, expenditure and cashflow, while monitoring rental income and addressing outstanding arrears where required.
  • Support the wider team with new business activity, including preparing proposals, attending pitches and identifying opportunities to expand the client portfolio.
  • Keep clients informed of changes in legislation, regulations and industry developments, providing practical advice on how these may affect their properties and estate strategy.
  • Look for opportunities to improve the performance and management of client portfolios, introducing new initiatives and more efficient ways of working.
  • Provide support and guidance to property management colleagues, helping maintain consistent standards across the team.
Candidate Requirements
  • Relevant professional qualifications such as ARLA, AssocRICS or MRICS.
  • Experience in residential property, estate management or rural property management.
  • Strong knowledge of property lettings, tenancy management, inspections, repairs and contractor management.
  • Confident managing client relationships, with excellent communication and negotiation skills.
  • Commercially aware, with experience managing budgets, rental income, expenditure and arrears.
  • Organised and able to manage multiple properties, priorities and contractor instructions effectively.
  • Good understanding of property legislation, compliance and health & safety requirements.
  • Proactive approach to identifying opportunities, solving problems and improving property performance.
  • Experience supporting business development, client pitches or winning new instructions would be advantageous.
