Mortgage Field Services Inspector (Contractor)

FAR Inspections is seeking motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.

Independent contractors enjoy predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required; strong time‑management and deadline‑meeting skills are essential.

Location:

Reno, NV (county‑level assignments). Inspectors may cover their county alone or split with another inspector if volume supports dual coverage.

What is an Occupancy Verification?

Mortgage lenders request periodic updates on their properties. Inspections primarily verify property occupancy, assess general condition via a mobile application, and may require interior photos when a property has become vacant.

Responsibilities
  • Exterior inspections typically take 5–6 minutes.
  • Complete each inspection within 4 days of assignment.
  • Report general property conditions and determine occupancy based on industry standards.
  • Take 9+ photos with brief comments.
  • Complete a short form in a mobile app.
  • Prepare to spend extended periods driving and making numerous stops during the day within the assigned territory.
Requirements
  • Computer with an internet connection.
  • Reliable vehicle (good gas mileage is a plus; you pay your own gas).
  • Smartphone (Android or iPhone).
  • Printer.
  • Pass a standard background check with a valid driver’s license.
Pay and Hours

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Typical earnings are equivalent to $30–$40 per hour.

Depending on the county (urban or rural), you may complete 20–500 inspections per month, working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. Work is consistent month to month.

Earn more as you establish a reputation, increase availability, or cover a larger territory.

No mileage reimbursement beyond the flat fee per inspection.
