Director of Capital Markets – Real Estate

Remote | United States

Bullpen is partnering with a growing private real estate investment firm to hire a Director of Capital Markets focused on raising equity from family offices and institutional investors.

The firm acquires industrial and retail properties across the Southeast and Midwest, including single-tenant net lease assets and shopping centers. With an established investor base and an expanding acquisition pipeline, the firm is seeking an experienced capital raiser to broaden its investor network and build a scalable capital formation function.

Reporting directly to the Managing Director, this person will personally lead fundraising efforts from investor origination through funded commitments. This is a senior individual contributor role offering remote flexibility, direct access to leadership, and meaningful performance-based upside.

Responsibilities
  • Develop and execute an equity fundraising strategy aligned with the firm’s acquisition pipeline.
  • Source, cultivate, and close relationships with family offices and institutional investors.
  • Raise capital for individual real estate investments through deal-by-deal offerings.
  • Lead investor presentations, coordinate due diligence, and manage relationships through commitment and funding.
  • Clearly communicate investment strategies, underwriting assumptions, business plans, risks, and potential returns.
  • Build and maintain an active fundraising pipeline with consistent outreach and follow-up.
  • Partner with investment leadership to align capital availability with transaction timelines.
  • Coordinate with investor relations to support a consistent investor experience and repeat investment.
  • Strengthen fundraising processes, reporting, and infrastructure as the platform grows.
Qualifications
  • Demonstrated success personally raising equity for private real estate investments.
  • A verifiable track record of raising approximately $20 million or more annually.
  • Experience originating and closing family office and/or institutional investor relationships.
  • Experience with deal-by-deal syndications and the associated investor diligence process.
  • Strong understanding of real estate investment structures, underwriting, and returns.
  • Ability to distinguish personal fundraising results from broader team or firm production.
  • An entrepreneurial mindset and the ability to work independently with limited direction.
  • Excellent presentation, relationship management, and follow-through skills.

Experience with industrial, net lease retail, or shopping center investments is preferred. Candidates will be evaluated primarily on demonstrated fundraising results and investor relationships rather than title or years of experience.

Why Join?

This is an opportunity to take ownership of capital formation at a growing investment platform with an active acquisition pipeline. You will work directly with leadership, help shape the fundraising function, and participate in the growth you support.
